Maintenance Manager
Assist the Maintenance Director/Community Director in maintaining the property’s physical condition in a safe, attractive, and comfortable state. Responsibilities include establishing preventive maintenance programs, performing property and equipment inspections, maintaining project inventory, supervising personnel, and assigning maintenance tasks. Accountable for preparing work schedules and ensuring compliance with all maintenance-related policies to keep units and facilities in good working order. May perform service requests, prepare units for rent availability, and handle painting and landscape duties.
Responsibilities
- Directly supervise Maintenance Technicians, including hiring, training, performance management, and termination.
- Manage the financial performance and operations within the approved maintenance budget, focusing on controlling expenses.
- Schedule, train, supervise, and evaluate all subordinate maintenance personnel, ensuring compliance with required training.
- Prioritize work orders and follow up on assignments to ensure timely completion.
- Ensure property goals for work order response and completion times are met.
- Establish emergency on-call procedures.
- Manage all Company-owned equipment and small tools.
- Participate in and supervise the make-ready of vacant units as necessary.
- Conduct regular property inspections.
- Ensure compliance with all preventive maintenance procedures.
- Prepare Purchase Orders and order all parts and supplies.
- Ensure compliance with Company policies and procedures.
- Assist in performing annual/semi-annual unit inspections.
- Assist in all aspects of the project’s maintenance, including grounds, custodial, preventive, corrective, deferred, and emergency maintenance.
- Support the Maintenance Director as requested.
- Contribute to resident retention programs.
- Ensure unsafe conditions are corrected in a timely manner.
- Learn and ensure compliance with all Company, local, state, and federal safety rules.
- Drive a Company vehicle or personal/rental vehicle for business more than 50% of the time.
Requirements
- High School Diploma or GED (or equivalent) required; advanced training or degree in building maintenance, management, construction, skilled trades, or related subject preferred.
- Knowledge of electrical, HVAC, plumbing, carpentry, and general building maintenance with 5+ years’ experience in building maintenance.
- 1-3 years of staff supervisory experience.
- Previous experience managing preferred; experience with administrative reporting and Yardi preferred.
- Ability to work outdoors in all weather conditions and perform physical tasks, including lifting up to 50 pounds regularly and above 50 pounds occasionally.
- Willing and able to work occasional on-call shifts.
- Self-motivated team player with strong attention to detail and ability to prioritize in a fast-moving environment.
- Excellent communication and interpersonal skills, with the ability to interact effectively with diverse individuals.
- Computer proficiency in Microsoft Suite and Yardi (preferred).
- Basic understanding of safety practices.
- Daily use of technology platforms.
- Valid and in-state Driver’s License required.
- EPA 608 Certification required.
- OSHA-10 Training required.
Pay
Hiring range for this position is $82,320 - $102,720, exclusive of fringe benefits or potential bonuses. Final salary is determined based on geographic location, skills, education, licenses, certifications, and experience. This position is eligible for a performance bonus.
