Essential Functions
- Cook up maintenance worker efforts to keep employer property like buildings and grounds in tip-top shape.
- Spot areas needing improvement and assign workers to tackle them.
- Create and stick to maintenance schedules for the upkeep of buildings, landscape, vehicles and offices.
- Oversee a variety of custodial and maintenance activities, resolving issues as they come up.
- Handle emergency calls for maintenance, and assemble teams to solve maintenance-related issues.
- Communicate plans for bigger improvements to maintenance worker staff.
- Contact and schedule repairmen and extra help as needed.
- Perform administrative tasks as required.
- Delegate tasks to meet maintenance schedule and satisfy employer needs.
- Develop maintenance procedures and ensure their implementation.
- Carry out inspections of the facilities to identify and resolve issues.
- Check electrical and hydraulic systems of buildings to ensure functionality.
- Plan and oversee all repair and installation activities.
- Allocate workload and supervise upkeep staff (custodians, janitors, etc.).
- Monitor equipment inventory and place orders when necessary.
- Monitor expenses and control the budget for maintenance.
- Manage relationships with contractors and service providers.
- Keep maintenance logs and report on daily activities.
- Ensure health and safety policies are complied with.
Additional Responsibilities
- Ability to create a maintenance schedule.
- Knowledge of structure or grounds to be maintained.
- Knowledge of maintenance procedures.
- Knowledge of systems to be maintained (e.g., Electrical, roofing, pool).
- Ability to troubleshoot maintenance issues.
- Ability to lift heavy loads.
- Physical agility and manual dexterity.
Qualifications
- Proven experience as maintenance manager or other managerial role.
- Solid understanding of technical aspects of plumbing, carpentry, electrical systems, etc.
- Working knowledge of facilities machines and equipment.
- Ability to keep track of and report on activity.
- Excellent communication and interpersonal skills.
- Outstanding organizational and leadership abilities.
- High school diploma or equivalent; Degree from a vocational school or BSc/BA in business administration or facility management will be an advantage.
- A Certified Maintenance Manager (CMM) certification will be a plus.
