About the Role

Manages associates responsible for the general operating maintenance and repair of buildings and grounds to maintain proper care of assigned community(s) in accordance with current federal, state, and local standards, regulations, and company policies.

Responsibilities

  • Supervises community maintenance, housekeeping, and laundry (if applicable) staff, including hiring, training, evaluating performance, resolving disciplinary issues, and firing.
  • Directs workers engaged in the maintenance and upkeep of the interior and exterior of the community; inspects completed work for conformance to standards and policies.
  • Oversees scheduled maintenance on HVAC, elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment.
  • Coordinates maintenance requests by residents for repairs in their rooms, including plumbing, electrical, heating, and replacing light bulbs.
  • Oversees repairs and maintenance of buildings, including vacated rooms in a timely manner (e.g., painting walls and cleaning carpets).
  • Ensures walls, floor coverings, doors, and woodwork in common areas are properly maintained.
  • Maintains positive communication with local fire marshal, building inspector, state elevator inspector, and other governing jurisdictions.
  • Assesses plumbing and electrical problems within the community and determines the best course of action while adhering to local and state codes.
  • Reviews safety data sheets (SDS) for potential exposure to hazardous chemicals and takes necessary precautions.
  • Assesses property damage and files property damage claims in accordance with company policy.
  • Responds appropriately to resident or community emergencies by assisting as needed.

Requirements

  • High school diploma or General Education Diploma (GED).
  • Two to three years of related experience and/or training, or an equivalent combination of education and experience.
  • Valid state driver’s license required for vehicle travel as needed.

Skills

  • Extensive knowledge of a distinct skill or function and a thorough understanding of the organization and work environment.
  • Working knowledge of a functional discipline.
  • Ability to multi-task and prioritize work.

Physical Demands and Working Conditions

  • Standing, walking, and sitting as required for interaction with co-workers, residents, or vendors.
  • Use of hands and fingers to handle or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl.
  • Ability to talk or hear.
  • Ability to lift up to 50 pounds.
  • Occasional weekend, evening, or night work to ensure shift coverage.
  • On-call availability as needed.
  • Possible exposure to various drugs, chemicals, infectious, or biological hazards.
  • Subject to injury from falls, burns, odors, or cuts from equipment.
  • Occasional travel required.
  • Vision requirements for the role.
