About the Role

The Maintenance Lead oversees the physical assets, general maintenance repairs, apartment make-readies, and preventive maintenance for the community in coordination with the Community Manager. This role involves supervising and scheduling maintenance activities, responding to resident and management service requests, and ensuring the overall organization and cleanliness of work areas.

Responsibilities

  • Supervise and schedule maintenance activities for the apartment community and maintenance staff under the direction of the Community Manager.
  • Coordinate, schedule, and respond to resident/management requests and service requests for occupied units.
  • Troubleshoot and repair HVAC equipment, plumbing systems, electronic systems, major appliances, and other systems (e.g., phone jacks, irrigation systems).
  • Coordinate, schedule, and prepare vacant apartments for move-in.
  • Identify and correct hazardous community conditions.
  • Coordinate, schedule, and perform preventative maintenance on equipment and apartments.
  • Order supplies and manage the maintenance budget.
  • Assist with other community areas, including office support, as requested.
  • Respond to hazardous weather problems, fires, floods, and other emergencies.
  • Ensure overall organization and cleanliness of work areas and maintenance shops.

Requirements

  • High school diploma or equivalent required.
  • A minimum of 4 years of relevant experience in the multifamily industry.
  • Certified Apartment Service Technician (CAMT) preferred.
  • HVAC license required.
  • CPO license required.
  • Valid driver’s license and ability to operate a vehicle according to community needs.
  • Experience in light carpentry, drywall repair and texture, and painting.
  • Experience in appliance repair and compressor diagnosis.
  • Computer literacy is a plus but not required.
  • Must be adaptable, able to multi-task, prioritize, and thrive in a fast-paced environment.
  • Professional appearance and demeanor.
  • Must have certifications/permits required by city or state to perform job responsibilities (e.g., pool operations, maintenance, electricians).

Working Conditions

The Maintenance Lead position is full-time and may require overtime, rotating on-call shifts, after-hours work, and weekend availability. Physical demands include mobility to effectively complete job requirements.
