About the role
This role serves a downtown Minneapolis, MN class A office tower, adjoining retail mall, and parking ramp, ensuring satisfaction for both tenants and the building owner.
Responsibilities
- Perform preventive maintenance duties on building equipment and systems as scheduled
- Manage and/or assist subcontractors with preventive maintenance, repairs and projects occurring on building systems, equipment, or property
- Respond to, evaluate, and complete tenant service work orders in a timely and professional manner
- Work with the property manager and chief engineer to ensure proper services are provided to the building(s), and to assist with project planning and tenant improvement coordination
- Maintain mechanical rooms, utility rooms and vacant areas in a neat and clean condition daily
- Monitor energy system equipment, adjust set-points as needed, and record actions and time associated daily
- Ensure Fire/Life/Safety equipment is performing as designed
- Participate in on-call, after-hours, and weekend work when necessary
- Complete all Ryan Companies required training and safety programs
- Provide exceptional customer service and exceed expectations

- Is self-motivated and works well in a team environment. Treats co-workers with respect and deals with conflict in a constructive manner
- Demonstrate accuracy and timeliness in all documentation of work orders, projects, time sheets
Requirements
- Ability to properly troubleshoot MEP system failures and make needed repairs and/or devise workable solutions
- Comprehensive knowledge of energy management systems
- Proficiency with Microsoft Office and computerized maintenance management systems
- Excellent customer service skills
Qualifications
- 2+ years of experience in the operation of commercial buildings and equipment
- High School Degree or equivalent
- Two-year technical degree or equivalent
- Hold regional or local licensing/certifications to operate a building
- Participate in on-call, after-hours and weekend rotation
- Basic computer skills
- Excellent verbal communication skills and a helpful attitude when interacting with building occupants
- Valid driver's license, clear driving record, basic knowledge of computer applications and ability to lift 100 lbs
- Ability to work from a ladder, work overhead, smell smoke and other chemicals and be able to work outside in a variety of weather conditions
Skills
- Universal CFC, SMA, SMT, LEED certification, others as applicable preferred
- Microsoft 365 Software experience
