Maintenance Engineer

About the role

This role serves a downtown Minneapolis, MN class A office tower, adjoining retail mall, and parking ramp, ensuring satisfaction for both tenants and the building owner.

Responsibilities

  • Perform preventive maintenance duties on building equipment and systems as scheduled
  • Manage and/or assist subcontractors with preventive maintenance, repairs and projects occurring on building systems, equipment, or property
  • Respond to, evaluate, and complete tenant service work orders in a timely and professional manner
  • Work with the property manager and chief engineer to ensure proper services are provided to the building(s), and to assist with project planning and tenant improvement coordination
  • Maintain mechanical rooms, utility rooms and vacant areas in a neat and clean condition daily
  • Monitor energy system equipment, adjust set-points as needed, and record actions and time associated daily
  • Ensure Fire/Life/Safety equipment is performing as designed
  • Participate in on-call, after-hours, and weekend work when necessary
  • Complete all Ryan Companies required training and safety programs
  • Provide exceptional customer service and exceed expectations
  • Lead by example in alignment with the Ryan values with staff and co-workers
  • Possess a proactive and collaborative, solution-oriented approach
  • Is self-motivated and works well in a team environment. Treats co-workers with respect and deals with conflict in a constructive manner
  • Demonstrate accuracy and timeliness in all documentation of work orders, projects, time sheets

Requirements

  • Ability to properly troubleshoot MEP system failures and make needed repairs and/or devise workable solutions
  • Comprehensive knowledge of energy management systems
  • Proficiency with Microsoft Office and computerized maintenance management systems
  • Excellent customer service skills

Qualifications

  • 2+ years of experience in the operation of commercial buildings and equipment
  • High School Degree or equivalent
  • Two-year technical degree or equivalent
  • Hold regional or local licensing/certifications to operate a building
  • Participate in on-call, after-hours and weekend rotation
  • Basic computer skills
  • Excellent verbal communication skills and a helpful attitude when interacting with building occupants
  • Valid driver's license, clear driving record, basic knowledge of computer applications and ability to lift 100 lbs
  • Ability to work from a ladder, work overhead, smell smoke and other chemicals and be able to work outside in a variety of weather conditions

Skills

  • Universal CFC, SMA, SMT, LEED certification, others as applicable preferred
  • Microsoft 365 Software experience
