Maintenance Director Senior Living

Responsibilities

• Performs general maintenance work on a daily basis, including but not limited to, replacing light bulbs, repairing electrical, plumbing, HVAC, and appliances.
• Prepares resident rooms for new occupants by painting, cleaning carpets, and general maintenance by either providing these activities or working as a team member to achieve these results.
• Conducts daily inspections of the building exterior and ground equipment.
• Inspects storage rooms, work rooms, utility/janitorial closets, etc., for upkeep and supply control, and to assure that necessary equipment is available and working properly.
• Keeps accurate maintenance records of work done, inventory, and purchasing.
• Manages expenses through knowledge of budget.
• May purchase maintenance supplies, tools, and appliances.
• May maintain inventory of master key system.
• Resolves resident complaints and queries promptly and in a polite manner.

Requirements

• Two years of related maintenance experience and some formal training in one or all of the following areas: carpentry, plumbing, painting, HVAC, refurbishing, and cleaning.
• Ability to perform general maintenance repair needs at assigned location, problem solve, plan, organize, communicate, and cooperate with others.
• Supervisory/leadership experience necessary.
• Must be knowledgeable in building codes and safety regulations.
