Maintenance Director

About the Role

Responsible for maintaining the community in the areas of physical plant, equipment, and grounds, and for keeping accurate maintenance records. Ensures compliance with all regulations pertaining to the maintenance of the community.

Responsibilities

• Perform general maintenance work daily, including replacing light bulbs, repairing electrical, plumbing, HVAC, and appliances or supervising licensed contractors when required.
• Prepare resident apartments for new occupants by painting, shampooing carpets, and completing other maintenance tasks.
• Conduct daily inspections of the building interior, exterior, and grounds.
• Maintain accurate records of work done, ongoing preventative maintenance, inventory, and purchasing of capital expenditures and operating expenses.
• Purchase maintenance supplies, tools, and appliances as needed.
• Recommend replacement of major items (e.g., carpet, appliances) and identify long- and short-term maintenance needs.
• Contribute to operations and capital expenditures budget, provide monthly explanations of expenditures, and adhere to the budget.
• Maintain, plan, and review preventative maintenance and prepare reports as requested by supervisors and corporate staff.
• Keep MSDS information current and stay trained on Disaster Plans, Safety Plans, and Illness and Injury Plans.
• Ensure facility compliance with assisted living regulations.
• Obtain bids for maintenance work from vendors and contractors (three bids required for most contracted work).
• Verify that maintenance contractors provide insurance, billing, and tax information before performing work.
• Assist in maintaining internal controls of the key system.
• Assist residents with wall hangings, shelves, clocks, and move-in concessions.
• Work with the Housekeeping manager to ensure checklists are completed by new residents and filed for reference.
• Devise and follow a work order system to ensure timely and accurate completion of maintenance requests, with feedback to residents and supervisors.
• Support other departments as part of the team and improve overall resident satisfaction.
• Maintain clear communication regarding maintenance issues.
• Perform other duties as assigned.

Requirements

• High school diploma.
• Two years of related maintenance experience and formal training in at least two of the following: carpentry, plumbing, painting, HVAC, refurbishing, or cleaning.
• Ability to perform general maintenance and repairs, problem-solve, plan, organize, and communicate clearly.
• Proficiency in speaking and writing English in an understandable manner.
• Ability to perform calculations for maintenance work, reports, bids, and budgets.
• Ability to work independently with minimal supervision, flexible scheduling, and personal integrity.
• Ability to work effectively with residents, personnel, outside vendors, and support agencies.
• May be on call for facility maintenance during off-work hours or provide guidance to contractors by phone.
• Ability to interact with ill, disabled, elderly, or emotionally upset individuals in a tolerant, polite, and accepting manner.
• Ability to accept constructive criticism.
• Must avoid exposing residents to additional health risks.
• Ensure facility compliance with OSHA, Life Safety Code, and assisted living regulations.
• Ability to assist in the evacuation of residents during emergencies.
• Ability to drive facility vehicles is desired.
• Maintain a professional appearance and attitude at all times.

Equipment Used

• Hand tools, electric and gas tools (e.g., lawnmower, snow blower, tree trimmer, paint brush, carpet cleaner, floor buffer).
• Personal tools must be inventoried and recorded for the Executive Director prior to use.

Physical Specifications

• Ability to perform a wide variety of maintenance activities, including lifting a minimum of 75 pounds, carrying, driving, pulling, pushing, squatting, bending, climbing, kneeling, reaching, crawling, twisting, grasping, and feeling.
• Subject to inside and outside environmental conditions, extreme weather (temperatures below 32°F and over 90°F), and frequent interruptions.
• Exposure to hazards such as moving mechanical parts, electrical current, chemicals, and climbing ladders.
• May work beyond normal working hours, on weekends, and holidays as needed.
• Scheduled hours may change to meet community needs.
