Maintenance Director

About the role

The position involves direct supervision and coordination of the maintenance department to ensure the center is well-maintained and adheres to safety and fire regulations.

Responsibilities

• Direct and manage grounds maintenance to keep them attractive and well-tended.
• Schedule repairs and maintenance of machines, tools, and equipment to support efficient operations.
• Maintain utility systems such as heat, steam, electricity, gas, and air conditioning to ensure operational needs are met.
• Develop and implement preventive maintenance programs and recommend improvements to operations and equipment conditions.
• Review new product plans, discuss equipment needs with design engineers, and requisition necessary tools, equipment, and supplies.
• Prepare and manage the department budget, monitor expenditures, and control costs.
• Conduct job responsibilities in compliance with facility policies, professional standards, and relevant laws.
• Manage a maintenance staff, oversee safety and prevention programs, and participate in the Safety Committee.
• Be responsible for Total Employee Life Support (TELS).
• Supply monthly reports to the Administrator during departmental budget planning.
• Perform additional duties as assigned.

Requirements

• A high school diploma or equivalent is required.
• An associate degree from a technical/trade school and at least 3 years of experience in building maintenance are preferred.
• Knowledge of building codes, rules/regulations, and maintenance of HVAC, plumbing, and electrical systems is essential.
• Compliance with Occupational Safety and Health Administration (OSHA) and other safety requirements is mandatory.
• Effective communication skills are needed to interact with residents, their families, and other facility staff.
• One year of supervisory experience is preferred.
