Maintenance Director

The W Assisted Living Management Company is seeking an experienced Maintenance Director to lead all maintenance operations at our facility. The ideal candidate is a hands-on leader with strong technical skills across carpentry, plumbing, electrical, and HVAC, and a commitment to keeping our facility safe, compliant, and comfortable for our residents. Responsibilities

• Oversee all interior and exterior maintenance, repairs, and upkeep of the facility and grounds
• Develop and manage a preventive maintenance program for building systems, including heating, cooling, plumbing, electrical, and emergency generators
• Ensure the facility meets all NYS Department of Health, fire, and life safety requirements, and prepare for inspections and surveys
• Conduct regular safety tours of the building and grounds and address any hazards promptly
• Hire, train, schedule, and supervise the maintenance team
• Manage relationships with outside vendors and contractors, including obtaining quotes and overseeing their work
• Maintain maintenance logs, work orders, and compliance records
• Assist with budgeting and purchasing of supplies and equipment
• Respond to building emergencies and be available for on-call coverage as needed

Qualifications

• 5+ years of building maintenance experience, including at least 2 years in a supervisory role
• Experience in assisted living, healthcare, or a similar residential setting strongly preferred
• Working knowledge of building systems and fire and life safety codes
• Strong leadership, organizational, and scheduling skills
• Ability to interact with residents with respect and dignity
