Maintenance Director
About the role
The Maintenance Director oversees maintenance and repair activities within the organization. Key responsibilities include managing a team of maintenance personnel, ensuring efficient and safe operation of equipment and facilities, planning and executing maintenance schedules, maintaining records, and ensuring compliance with safety regulations and organizational standards.
Responsibilities
- Manage a team of maintenance personnel and assign tasks based on facility needs.
- Develop and implement maintenance schedules and procedures to optimize equipment functionality.
- Maintain records of maintenance activities, repairs, and inventory.
- Prepare and present reports on maintenance operations, budget considerations, and progress to upper management.
- Collaborate with other departments to coordinate maintenance needs and schedules.
- Respond promptly to maintenance requests from staff to minimize downtime.
Requirements
- High school diploma or equivalent; associate degree or higher in a related field preferred.
- Minimum of 5-7 years of experience in maintenance management or a similar role, preferably within property management or a related industry.
- Demonstrated experience in overseeing maintenance operations for multiple properties.
- Proven ability to lead and manage a diverse team of maintenance professionals.
- In-depth knowledge of building systems, including HVAC, electrical, plumbing, and general building maintenance.
- Ability to troubleshoot and resolve complex maintenance issues efficiently.
- Experience in planning, coordinating, and executing maintenance projects, including budgeting, resource allocation, and timeline management.
- Strong organizational skills and attention to detail.
- Excellent verbal and written communication skills, with the ability to interact effectively with team members, vendors, and clients.
- Strong analytical and problem-solving skills, with the ability to make sound decisions under pressure.
- Ability to prioritize tasks and manage multiple projects simultaneously.
- Knowledge of safety regulations and compliance standards related to property maintenance.
- Commitment to maintaining a safe and compliant work environment.
- Familiarity with maintenance management software and tools.
- Proficiency in Microsoft Office Suite and other relevant software applications.
- Ability to read and interpret technical documents and manuals.

- Hands-on maintenance leader with strong technical knowledge of facility systems, equipment repair, and preventive maintenance.
- Organized and safety-focused supervisor who can manage maintenance schedules, keep accurate records, and ensure compliance with regulatory, safety, and company standards.
