Maintenance Director
About the role
The Maintenance Director at MBK Senior Living is responsible for maintaining a safe and inviting environment for residents, team members, and guests. This role involves leading and mentoring a team of maintenance, housekeeping, and laundry staff, ensuring all aspects of the physical plant are well-maintained and compliant with regulations.
Responsibilities
- Serve as the on-call point of contact for after-hour emergencies.
- Develop and implement comprehensive environmental, maintenance, and safety strategies.
- Manage the department budget, oversee daily operations, and ensure compliance with regulations.
- Coordinate resident maintenance requests and manage outside vendors and contractors.
- Assist maintenance team members and assume responsibilities when needed.
- Support the marketing efforts of the community by maintaining a positive image.
- Maintain a safe and secure environment following established safety standards and policies.
- Perform other duties as assigned or directed by Supervisor or designee.
Requirements
- High School Diploma or equivalent, required.
- Minimum of two years of college education or trade school training in environmental services, maintenance, or related trades, preferred.
- Bachelor’s Degree in Engineering, Facilities Management, or a related field, a plus.
- 5+ years of hands-on, prior-related work experience in environmental services, maintenance, or facilities management with a healthcare, residential, or similar community setting with multiple levels of care.
- 5+ years of prior experience working with building automation and systems, including plumbing, electrical, refrigeration, boilers, HVAC, electrical, mechanical, and pneumatic controls.
- Demonstrated mechanical and troubleshooting ability to repair various equipment and supplies.
- 3+ years of prior supervisory or lead experience in the building industry, including the maintenance and upkeep of electrical, plumbing, and structural matters.
Qualifications
- Knowledge and strong understanding of safety and environmental codes, protocols, and regulations, including hazardous materials handling and asbestos management.
- Expertise in workplace safety practices and ability to assess and respond effectively to emergencies.
- Familiarity with housekeeping, laundry, landscaping, and maintenance operations.
- Knowledge of fire life/safety systems and emergency generators.
- Ability to read and interpret technical manuals, blueprints, and schematics.
- Valid state issued driver’s license and valid insurance or reliable method of transportation.
- Excellent written and verbal communication skills, including the ability to speak, write, and read English effectively.
- Strong organizational, problem-solving, and time management skills.
- Ability to make sound, independent decisions when circumstances warrant, remain calm, and effectively manage conflicts and stressful situations.
- Ability and willingness to work independently without day-to-day oversight and supervision.
Skills
- Proficiency with Microsoft Office Suite (Word, Excel, Outlook, etc.)
- Ability to manage work and supply order system, and operate office equipment (scanners, copiers).
- Strong organizational and problem-solving skills.
- Ability to make sound, independent decisions when circumstances warrant.
- Ability to remain calm and effectively manage conflicts and stressful situations.
- Ability to work independently without day-to-day oversight and supervision.
