Responsibilities
- Establishes preventive maintenance programs and ensures safety and compliance.
- Performs property and equipment inspections and maintains the project inventory.
- Supervises personnel, assigns tasks, prepares work schedules, and ensures compliance with policies.
- Manages cash flow and maximizes profitability within the approved budget.
- Schedules, trains, supervises, and evaluates maintenance personnel.
- Prioritizes work orders and ensures timely completion.
- Approves and submits invoices for payment.
- Coordinates equipment maintenance and oversees vendor relationships.
- Executes regular inspections and contributes to resident retention programs.
- Maintains accurate records and ensures compliance with safety regulations.
- Provides technical guidance and conducts safety meetings.
- Manages make-ready of vacated units and drives for Company business.
Qualifications
- Education: Bachelor's Degree in Business Administration, Engineering, Construction Management, or related fields preferred. Directly related job experience in maintenance of multi-unit residential structures may offset the degree requirement.
- Experience: 4-6 years of experience in building maintenance, with previous management experience preferred.
- Knowledge: Knowledge of electrical, HVAC, plumbing, and general building maintenance.
- Skills: Ability to perform work outside in all weather conditions, lift up to 50 pounds, and multitask effectively.
- Licenses and Certifications: Valid driver's license, EPA 608 certification, and OSHA-10 training required.
