About the role

The Maintenance Director is responsible for maintaining the physical condition of the assets to be safe, attractive, and comfortable. Accountable for achieving financial operation and maintenance metrics. The typical scope of responsibility is less than 500 units.

Responsibilities

  • Performs all tasks typically associated with managing staff, such as recruiting, hiring, training, coaching, evaluating, and disciplining up to and including termination of direct reports.
  • Assumes responsibility for the financial performance and operations within the approved budget of the property, focusing on maximizing cash flow after debt service. Operates within purchasing guidelines.
  • Provides ongoing vendor/contractor communications regarding work scheduling, billing, vendor relations, and insurance certifications. Approves and submits all invoices to the corporate office for payment.
  • Schedules, trains, supervises, and evaluates all subordinate maintenance personnel, ensuring compliance with all required training.
  • Ensures property goals for response and completion times are met.
  • Prioritizes work orders and follows up on assignments to ensure timely completion.
  • Oversees, prepares, and approves Purchase Orders in accordance with approved budget and company guidelines to achieve property service standards.
  • Establishes emergency on-call procedures.
  • Provides oversight for all company-owned equipment and small tools. Coordinates or performs the equipment maintenance inspection process and records.
  • Supervises the make-ready of vacated units.
  • Executes regular documented inspections of the property.
  • Manages systems to ensure the handling of resident service requests.
  • Establishes preventive maintenance procedures and maintains accurate records regarding preventive maintenance requests and expenditures.
  • Manages vendor relationships, including ensuring contract compliance and oversight.
  • Assists the Community Director in performing annual/semi-annual site compliance inspections.
  • Assists in all aspects of the property’s maintenance, including grounds, custodial, preventive, corrective, deferred, and emergency.
  • Contributes to resident retention programs.
  • Learns and ensures compliance with all company, local, state, and federal safety rules.
  • Conducts regularly scheduled safety meetings in accordance with all applicable guidelines, including monthly and quarterly reporting.
  • Provides technical guidance and inspects work to validate that it is performed per requirements.
  • Practices proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards.
  • Ensures unsafe conditions are corrected promptly.
  • Ensures compliance with company policies and procedures.
  • Drives for the Company using either a Company vehicle or a Personal/Rental vehicle to conduct Company business more than 50% of the time.

Requirements

  • Bachelor's Degree in Business Administration, Engineering, Construction Management, or other related disciplines preferred. In the absence of a degree, directly related job experience in the maintenance of multi-unit residential houses, apartment complexes, or other public use structures may offset the degree requirement.
  • 4-6 years of experience in building maintenance required.
  • Previous experience managing others preferred.
  • Knowledge of the following trades/skills: electrical, HVAC, plumbing, carpentry, and general building maintenance.
  • Able to perform work outside in all weather conditions and perform physical work, including lifting weights of up to 50 pounds regularly and above 50 pounds occasionally.
  • Willing and able to work occasional on-call shifts.
  • Self-motivated team player who pays close attention to detail and can prioritize in a fast-moving environment.
  • Strong organizational skills, ability to multitask, and prioritize effectively.
  • Combines effective leadership and strong technical knowledge with a positive and service-oriented attitude.
  • Ability to motivate, delegate, and provide constructive feedback to a team.
  • Excellent communication and interpersonal skills, particularly the ability to interact effectively with a wide range of people in various situations.
  • High-level understanding of safety practices.
  • High-level use of technology platforms daily.
  • Valid and in-state Driver's License (DL) required.
  • EPA 608 Certification required.
  • OSHA-10 Training required.

Pay

The hiring range for this position is generally between $101,000 - $110,000, exclusive of fringe benefits or potential bonuses. This position is also eligible for a performance bonus. Final salaries will be determined based on factors such as geographic location, skills, education, licenses, certifications, and experience.
