Maintenance Director

Responsibilities

• Maintain the facility, including painting, carpet repairs, cleaning, general repairs, housekeeping duties, and other duties to provide a quality move-in experience.
• Respond to resident requests in a timely manner and with a professional attitude.
• Knowledgeable of maintenance functions such as plumbing, HVAC, basic electric, general carpentry skills, painting, sheetrock, and state, local, and federal regulations related to nursing homes.
• Attends and participates in training programs as required by the company.
• Participates in in-services and training of staff, including MSDS program, OSHA rules and regulations, and safety programs.
• Runs and effectively manages a safety program, including monthly safety meetings.
• Attends and participates in meetings, such as morning meetings and QAPI.
• Performs duties as assigned, in a timely manner, and delivers superior customer service.
• Maintains and safeguards all company tools and equipment.
• Ensures that residences and grounds are in good repair and provide a safe and attractive environment for residents.
• Carries out established preventative maintenance programs.
• Regularly checks for any areas needing repair and responds promptly to all requests for repairs or maintenance concerns from residents, family members, and staff.
• Aids with setup and cleanup for special events.
• Ensures that alarm systems, fire systems, and other critical systems are tested according to state, local, and federal guidelines.
• Secures sub-contractors as needed, oversees their performance, and aids when necessary.

Requirements

• Minimum of one year general maintenance experience.
• Possess an understanding of HVAC, plumbing, electrical, and mechanical systems.
• Desire to work with older adults.
• Basic knowledge in carpentry, plumbing, electrical, HVAC, grounds keeping, commercial appliance repair, multi-meter use, standard practices, and a variety of hand and power tools used in the maintenance and repair of building facilities.
