About the Role

The primary purpose of this position is to plan, organize, develop, and direct the overall operation of the Maintenance Department in accordance with current federal, state, and local standards, guidelines, and regulations governing our facility. This role ensures the facility is maintained in a safe and comfortable manner under the direction of the Administrator.

Responsibilities

  • Ensure maintenance schedules are followed as outlined for respective shifts or areas.
  • Develop and maintain written maintenance policies and procedures.
  • Plan, develop, organize, implement, evaluate, and direct the Maintenance Department, its programs, and activities.
  • Coordinate maintenance services and activities with other related departments (e.g., Dietary, Nursing, Activities).
  • Assume administrative authority, responsibility, and accountability for directing the Maintenance Department.
  • Assist the Infection Control Coordinator in identifying, evaluating, and classifying routine and job-related maintenance functions to ensure tasks involving potential exposure to blood/body fluids are properly recorded.
  • Inspect storage rooms, workrooms, utility/janitorial closets, etc., for upkeep and supply control.
  • Participate in facility surveys (inspections) conducted by authorized government agencies as necessary.
  • Review and develop a plan of correction for maintenance deficiencies noted during surveys and provide a written copy to the Administrator.
  • Ensure services performed by outside vendors are properly completed and supervised in accordance with contracts/work orders.
  • Meet with maintenance personnel regularly to solicit feedback, address problem areas, and improve services.
  • Review and assess the competence of maintenance personnel and make necessary adjustments or corrections.
  • Make daily rounds to ensure maintenance personnel perform required duties and appropriate procedures are followed.
  • Maintain a productive working relationship with other department supervisors to coordinate uninterrupted services.
  • Supervise safety and fire protection programs by inspecting work areas and equipment at least weekly.
  • Ensure maintenance personnel follow established safety regulations and use safety equipment (e.g., back braces, mechanical lifts).
  • Maintain supplies and equipment to provide a safe and comfortable environment.
  • Promptly report equipment or facility damage to the Administrator.
  • Maintain Material Safety Data Sheets (MSDSs) for hazardous chemicals and ensure proper labeling and storage.
  • Train maintenance personnel to recognize hazards and follow protective measures using labels and MSDSs.
  • Develop, maintain, and implement infection control and universal precautions policies to ensure a sanitary environment.
  • Ensure personnel performing tasks involving potential exposure to blood, body fluids, or hazardous chemicals receive appropriate training.
  • Identify safety precautions and equipment for tasks that could result in bodily injury.
  • Make periodic rounds to check equipment availability and functionality.
  • Monitor maintenance procedures to ensure efficient use of supplies and minimize waste.
  • Assist in preparing the Maintenance Department’s budget for equipment, supplies, and labor, and submit it to the Administrator for review.
  • Maintain records of department expenditures and submit financial reports to the Administrator as needed.
  • Conduct weekly inspections of all maintenance functions to ensure quality control.
  • Maintain confidentiality of resident care information, including protected health information.
  • Handle emergencies, such as rescheduling maintenance work, as they arise.
  • Ensure proper disposal of medical waste in accordance with facility procedures.

Supervisory Responsibilities

This position has supervisory responsibilities over Maintenance Department personnel.

Requirements

  • Minimum of a high school education or equivalent.
  • Minimum of three (3) years of experience in a supervisory capacity in a maintenance/plant-related position.
  • Knowledge of boilers, compressors, generators, and various mechanical, electrical, and plumbing systems.
  • Ability to read and interpret blueprints.
  • Knowledge of building codes and safety regulations.

  • Ability to make independent decisions, follow instructions, and accept constructive criticism.
  • Strong interpersonal skills to deal tactfully with personnel, residents, family members, visitors, government agencies, and the public.
  • Ability to maintain supplies, equipment, and the appearance of maintenance work areas.
  • Willingness to seek and incorporate new methods and principles into existing practices.
  • Ability to apply mathematical concepts such as fractions, percentages, ratios, and proportions to practical situations.
  • Strong problem-solving skills to address practical issues with limited standardization.
  • Ability to interpret instructions in written, oral, diagram, or schedule form.

Certificates, Licenses, Registrations

Must be licensed in accordance with current applicable standards, codes, and labor laws.

Physical Demands

  • Must occasionally lift and/or move up to 25 pounds.
  • Prolonged use of a desktop or laptop computer.
  • Regularly required to sit, stand, walk, talk, read, or hear.
  • Frequent use of office-related equipment, including copier/scanner/fax, telephone, and calculator.
  • May be necessary to assist in the evacuation of residents during emergency situations.

Work Environment
