Maintenance Director

Allure of Sterling is seeking a Maintenance Director to oversee the overall operation of the Maintenance Department, ensuring our facility is maintained in a safe and comfortable manner.

About the Role

The Maintenance Director plans, organizes, develops, and directs the Maintenance Department in accordance with federal, state, and local standards. This role involves administrative authority, responsibility, and accountability for the department’s programs and activities, with a focus on preventive maintenance, safety, and compliance.

Responsibilities

• Plan, develop, organize, implement, evaluate, and direct the Maintenance Department, its programs, and activities.
• Coordinate maintenance services and activities with other departments.
• Report to the Administrator on the operation of the Maintenance Department.
• Establish and oversee a preventive maintenance program.
• Repair facility and resident property; coordinate with outside vendors for repairs or replacements when necessary.
• Inspect storage rooms, workrooms, utility/janitorial closets, and other areas for upkeep and supply control.
• Participate in facility surveys and develop corrective plans for maintenance deficiencies.
• Stay informed about economic conditions and recommend adjustments to maintenance services.
• Perform administrative duties, including completing forms, reports, and evaluations.
• Delegate responsibilities to staff in your absence.
• Serve on facility committees (e.g., Infection Control, Safety, QA) and provide reports as required.
• Attend department head meetings and participate in planning in-service training and orientation programs.
• Supervise safety and fire protection programs, inspecting work areas and equipment weekly.
• Ensure maintenance personnel follow safety regulations and use protective equipment.
• Maintain material safety data sheets (MSDS) for hazardous chemicals and train staff on their use.
• Develop and implement waste disposal policies and procedures.
• Monitor equipment and supplies to ensure efficient use and availability.
• Place orders for equipment and supplies as needed.
• Forecast departmental needs and adjust operations to conform to the approved budget.
• Maintain confidentiality of resident care information, including protected health information.
• Conduct weekly inspections of maintenance functions to ensure quality control.
• Handle emergencies, such as rescheduling maintenance work.
• Ensure proper disposal of medical waste according to facility procedures.
• Perform other duties as assigned.

Requirements

• High school diploma or equivalent.
• Minimum of 3 years of experience in a supervisory capacity in a maintenance/plant-related position.
• Knowledge of boilers, compressors, generators, and mechanical, electrical, and plumbing systems.
• Ability to read and interpret blueprints.
• Knowledge of building codes and safety regulations.
• Licensed in accordance with current applicable standards, codes, and labor laws.
• Ability to read, write, speak, and understand English.
• Ability to make independent decisions when circumstances warrant.
• Strong interpersonal skills to deal tactfully with personnel, residents, family members, visitors, and government agencies.
• Knowledge of maintenance practices, procedures, and regulations in nursing care facilities.
• Ability to plan and execute programs in repair, new construction, and equipment installation.
• Patience, tact, and a cheerful disposition when interacting with residents and staff.

Physical Demands

• Ability to move intermittently throughout the workday.
• Must function independently, with flexibility and personal integrity.
• Must meet general health requirements, including a medical and physical examination.
• Ability to work with ill, disabled, elderly, or emotionally upset individuals.
• Must be able to push, pull, move, or lift a minimum of 25 pounds to a height of 5 feet and carry such weight a minimum of 50 feet.
• May be required to assist in the evacuation of residents during emergencies.
