Maintenance Director

Astoria Senior Living, an Agemark Senior Living community in Omaha, NE, is seeking an experienced, hands-on Maintenance Director to lead maintenance operations and ensure a safe, comfortable, and welcoming environment for residents, families, and team members.

Responsibilities

• Lead and support a team of Maintenance, Housekeeping, and Laundry staff to ensure work is completed safely and effectively.
• Maintain buildings, grounds, systems, and equipment, including HVAC, plumbing, electrical, vehicles, and appliances.
• Oversee safety inspections, fire drills, emergency preparedness, and compliance with OSHA, fire, and building requirements.
• Coordinate suite turnovers to prepare resident suites for move-ins and support smooth move-in and move-out processes.
• Manage vendors and budgets, coordinating with contractors while effectively controlling maintenance expenses.
• Respond promptly to maintenance needs and help create a supportive community for residents and employees.

Requirements

• Leadership experience in maintenance, facilities management, or a related field.
• Working knowledge of building systems, including HVAC, plumbing, and electrical.
• Strong organizational, communication, and problem-solving skills.
• Hands-on leadership approach—approachable, dependable, and willing to assist where needed.
• Flexibility to respond to emergencies and changing priorities.
