Maintenance Assistant

About the role

Under limited supervision, works across campus to troubleshoot, repair mechanical, electrical, plumbing, boiler, and HVAC equipment. Provides assistance with preventative maintenance systems and special projects. Supports other areas of the Maintenance/Engineering department as needed. Submits daily required documentation.

Responsibilities

• Troubleshoots and repairs plumbing and electrical equipment.
• Troubleshoots and repairs HVAC and boilers.
• Assists with the preventative maintenance program.
• Ensures compliance with regulatory agencies, including but not limited to, local fire department, OSHA, EPA, and NJ State DSS/DHSR.
• Rotates on weekend and night call-back rotation list.
• Adheres to policies and procedures regarding safety.
• Treats cooling towers and boiler systems.
• Conducts generator start-up, run, maintenance, and testing.
• Documents completion of work.
• Attends training courses and maintains up-to-date monthly, quarterly, and annual training.
• Performs other duties as assigned that relate to the success of the community and the care, comfort, and happiness of residents.

Requirements

• Ability to use test equipment and hand tools, including meters, gauges, locating equipment, refrigerant recovery equipment, hand tools, and other measuring instruments.
• Ability to read blueprints and schematics.
• Ability to perform troubleshooting techniques.
• Ability to communicate effectively, both verbally and in writing.
• High school graduate or equivalent.
• Universal EPA certified and HVAC qualified.
• Three to five years’ experience in general building maintenance, wiring, plumbing, and HVAC.
• Working knowledge of general building repairs, including plumbing and wiring.
• Valid New Jersey driver’s license and satisfactory driving record.
• CFC certification from an approved agency.
• Electrical, mechanical, or plumbing certification preferred.

• Lift: Constantly 0-10 pounds, frequently 11-50 pounds.
• Carry: Constantly 0-10 pounds, frequently 11-50 pounds.
• Push: Constantly 0-10 pounds, frequently 11-50 pounds.
• Climb: Must be able to climb stairs on a frequent basis; elevator may be used as an alternate if available.
• Bend: Must be able to bend at the waist, knees, hips, and spine on a frequent basis; may require frequently manipulating weights of 25 pounds or more.
• Squat: Must be able to squat on a frequent basis to reach below the knee; may require lifting of 50 pounds or less.
• Twist or rotate: Must be able to twist or rotate occasionally at the trunk, hips, knees, and neck while manipulating weights of 25 pounds or more.
• Reach: Must be able to reach on a frequent basis; may occasionally reach overhead (10 pounds or less) and below waist (25 pounds or more).
• Vision: Must be able to read clearly with or without corrective lenses.
• Hearing: Must be able to hear telephone, audible alarms, bells, and signals related to resident safety with or without hearing devices.
• Speech/Language: Must have a strong command of English sufficient to read, write, and interpret administrative information. May be required to work overtime.

Work Environment

The work environment involves frequent exposure to moving mechanical parts and outside weather conditions. Occasional exposure to wet and/or humid conditions, high or precarious places, risk of electrical shock, and vibration. The noise level is usually moderate.

• Employee may be required to wear personal protective equipment, including respirators, hearing protection, eye protection, and safety shoes.
• Employee is required to wear a uniform, including a tool belt, assigned tools, two-way radio in holder, and pager when on call rotation.
