About the Role

The Maintenance Assistant plays an important support role in maintaining the safety, appearance, and functionality of the community. This position assists with day-to-day maintenance operations to ensure the campus, residences, and grounds are well cared for and reflect a refined, resort-style active adult living environment. The Maintenance Assistant works under the direction of the Maintenance Director and contributes through hands-on maintenance, attention to detail, and a commitment to resident satisfaction. This role is ideal for a dependable, service-oriented professional who takes pride in quality workmanship, enjoys problem-solving, and understands the impact a well-maintained environment has on resident comfort and quality of life.

Responsibilities

  • Assist the Maintenance Director with daily maintenance operations in accordance with Title 22 and community standards.
  • Perform routine maintenance and repairs, including basic electrical, plumbing, carpentry, painting, and appliance repairs within permitted scope.
  • Respond to service requests in a timely, courteous, and professional manner.
  • Assist with apartment turns, including repairs, inspections, and preparation for new occupancy.
  • Support preventive maintenance programs to help protect building systems and extend equipment life.
  • Conduct routine inspections of buildings, grounds, and equipment and report safety or maintenance concerns promptly.
  • Assist in maintaining a safe environment for residents, staff, and visitors by identifying and addressing hazards.
  • Support emergency response efforts and assist during maintenance emergencies as needed, including participation in on-call rotation when required.
  • Assist with coordinating vendor access and monitoring work as directed.
  • Maintain tools, equipment, and work areas in a clean, safe, and organized manner.
  • Assist with inventory control, including stocking supplies and reporting material needs.
  • Document completed work, inspections, and service requests using maintenance management software or logs.
  • Demonstrate professionalism, teamwork, and a hospitality-focused approach in all interactions with residents and staff.

Qualifications

  • Prior experience in building maintenance, facilities support, or a related field preferred.
  • Basic knowledge of building systems such as electrical, plumbing, HVAC, and general repairs.
  • Ability to follow instructions, work independently when needed, and prioritize tasks effectively.
  • Strong communication skills and a customer service-oriented mindset.
  • Willingness and ability to learn maintenance procedures, safety standards, and regulatory requirements.
  • Minimum of three (3) years of leadership experience in property maintenance or a related field.
  • Strong working knowledge of building systems, including electrical, plumbing, HVAC, and mechanical systems.
  • Experience coordinating and managing vendors with a focus on quality, accountability, and cost control.
  • Proficiency with computers and the ability to learn and utilize maintenance management software.
  • Excellent leadership, communication, organization, and problem-solving skills.
  • Ability to pass required background screening in accordance with state regulations.

Physical Requirements

  • Ability to lift and/or move items weighing up to 75 pounds.
  • Ability to stand, walk, bend, kneel, stoop, crouch, crawl, and climb throughout the workday.
  • Ability to access residences and work areas on first and second levels of the community.

Pay

$22.00–$26.00/hour
