About the Role

The Maintenance Director assumes administrative authority, responsibility, and accountability to maintain the facility's physical plant and essential mechanical, electrical, and patient/resident care equipment in safe operating condition. This role manages employees to provide maintenance services that protect the health and safety of patients, residents, personnel, and the public, ensuring compliance with the Life Safety Code of the National Fire Protection Association and all state and federal laws and regulations.

Responsibilities

• Collects and reviews maintenance requisitions from all units and departments of the facility, establishes priorities, assigns staff, or inspects, replaces, repairs, or resolves issues.
• Establishes and conducts scheduled maintenance throughout the physical plant and for all equipment.
• Maintains and tests the emergency power system to ensure availability of power to all entrances, exits, fire detection alarms, extinguishing equipment, and life support systems during electrical supply interruptions.
• Performs all daily duties of maintenance staff and maintains essential equipment (e.g., boiler room equipment, nursing unit/medication room refrigerators, kitchen refrigerator/freezer, and laundry equipment) in safe operating condition.
• Establishes procedures to ensure the availability of potable water to essential areas in the event of a loss of normal water supply.
• Monitors acceptable temperature ranges and initiates immediate repairs to eliminate hazards for facility residents, staff, and others.
• Communicates directly with residents, families, and legal representatives to identify appropriate needs and abilities.
• Monitors the performance of maintenance staff by observing staff on all units and shifts and interviewing facility staff, residents, and families.
• Performs quality assurance functions, including daily compliance rounds, to evaluate adherence to state and federal laws, regulations, and facility policies.
• Develops and updates maintenance policies and procedures that align with the facility's philosophy and objectives and comply with state and federal regulations.
• Completes required documentation and record-keeping of maintenance activities and audits records for accuracy and completeness.
• Implements improvements to department record-keeping practices.
• Collaborates with consultants, providing timely responses to requests for information and suggestions to improve maintenance service quality.
• Monitors staff compliance with OSHA mandates on workplace safety, including hazard communication and bloodborne pathogens.
• In cases of workplace exposure, provides immediate first aid and refers employees to appropriate facility staff for post-exposure follow-up.
• Participates in the development of the department budget and provides relevant financial information to the Nursing Home Administrator regarding department needs and status.
• Hires and retains qualified, competent maintenance staff to achieve a hazard-free, sanitary, comfortable, and homelike environment for residents, staff, and others.
• Actively participates in the long-term care survey process by instructing staff on conduct and disclosure, maintaining a presence during surveyor visits, and directing the timely collection of required information.

Requirements

• Minimum education: High school graduate or equivalent.
• Minimum experience: One (1) year in physical plant operations and equipment maintenance.

Preferred Qualifications

• Basic working knowledge of a computer (e.g., Microsoft Office Suite).
