About the Role
The Assistant Property Manager supports the Property Manager by motivating Leasing Consultants, analyzing market data, and preparing for advancement to Property Manager.
Responsibilities
- Collect rent in a timely manner and ensure accurate revenue posting in the accounting system.
- File evictions when applicable and stay informed of local laws and policies.
- Issue lease violations and collaborate with the Property Manager to enforce community guidelines.
- Review and approve resident applications, verifying proof of income and compliance with qualification guidelines.
- Audit move-ins to confirm all payments and leasing documents are completed and uploaded.
- Ensure accurate billing for current and future resident charges.
- Complete monthly reports according to company guidelines.
- Assist in preparing and uploading bills, and become familiar with the property budget and coding.
- Resolve resident issues before escalation to the Property Manager.
- Assist with leasing, including conducting tours when necessary.
- Handle escalated service requests and ensure adherence to customer service standards.
- Work with the Property Manager to meet budgeted occupancy and leasing goals.
- Assist in hosting resident functions and maximizing resident renewals.
- May be required to work one weekend per month.
Requirements
- Valid Driver’s License.
- High school diploma required; post-secondary education in business or property management preferred.
- 1+ years of experience in property management or real estate preferred.
Skills & Knowledge
- Excellent computer, verbal, math, and reasoning skills.
- Strong negotiating and sales abilities.
- Leadership, interpersonal, and organizational skills.
- Effective time management and attention to detail.
- Proficiency in Microsoft Excel, Word, and other Office products.
- Knowledge of internet, email, and social media for community marketing.
- Experience with property management software (e.g., Onesite, Yardi, RealPage, Knock, RentCafe, Resman).
- Understanding of business practices and principles.
- Ability to handle multiple projects and tasks.
- Composure under stress and ability to maintain confidentiality.
- Ability to work independently and collaboratively in a team.
- Flexibility to work evenings, weekends, and holidays as needed.
