Responsibilities
- Perform interior painting in luxury condominium residences, hallways, amenity spaces, and common areas.
- Repair drywall, plaster, and ceiling surfaces damaged by leaks, water intrusion, settling, or building-related issues.
- Patch, skim coat, sand, prime, texture-match, and paint surfaces to create seamless, high-quality finishes.
- Accurately match existing paint colors, textures, and finishes.
- Assess damaged areas and recommend appropriate repair methods before painting.
- Properly prepare work areas by protecting floors, furniture, fixtures, and resident belongings.
- Maintain clean, organized, and safe workspaces throughout all projects.
- Inspect completed work to ensure repairs are virtually undetectable and meet luxury community standards.
- Respond to work orders related to painting, wall damage, cosmetic repairs, and resident concerns.
- Assist with identifying recurring moisture or leak-related issues and communicate findings to management.
- Provide regular project updates to the Superintendent.
- Maintain inventory of painting and repair supplies and submit requests for replenishment as needed.
- Follow all safety procedures and applicable building policies.
- Participate in emergency response and on-call responsibilities as required.
- Deliver exceptional customer service and interact professionally with residents, guests, and vendors at all times.
Qualifications
- Minimum 3-5 years of professional painting experience.
- Experience working in luxury condominiums, high-rise residential communities, hospitality properties, or upscale commercial environments.
- Strong drywall repair, plaster repair, skim coating, and wall restoration experience.
- Demonstrated ability to repair and refinish surfaces impacted by water damage and leaks.
- Experience matching paint colors, textures, and finishes with precision.
- Knowledge of proper surface preparation, priming, painting, and finishing techniques.
- Ability to work independently while maintaining high quality standards and attention to detail.
- Professional appearance and communication skills.
- Experience working directly with residents, homeowners, tenants, or clients in occupied environments.
- Ability to work respectfully and discreetly within residents' homes.
- Strong commitment to customer satisfaction and quality workmanship.
Skills & Qualifications
- High school diploma or equivalent preferred.
- Valid driver's license.
- Ability to follow verbal and written instructions.
- Strong organizational and time-management skills.
- Ability to maintain accurate records and work logs.
- Proficiency with hand and power tools used in painting and wall restoration.
- Knowledge of safety practices, materials, and equipment used in residential maintenance operations.
Physical Requirements
- Ability to climb ladders and work at varying heights.
- Ability to lift and carry up to 50 pounds following proper safety procedures.
- Ability to stand, walk, bend, kneel, reach, and perform physical labor for extended periods.
- Ability to work indoors and outdoors in varying weather conditions.
- Ability to safely use ladders, power tools, and painting equipment.
Compensation and Benefits
