Responsibilities
- Manage day-to-day building maintenance to keep the building in top shape through maintenance and inspections.
- Create and implement schedules and checklists for preventative maintenance.
- Ensure all work is properly completed on a daily basis.
- Complete and update the status of all work orders through the work order system; document notes if a work order cannot be completed.
- Maintain fresh paint on the interior of the building.
- Create and maintain compliance check logs and inspection logs for sprinkler systems, fire extinguishers, elevators, and other building systems as required by city, state, and federal law.
- Conduct regular preventative maintenance on items throughout the interior and exterior of the building.
- Keep entrances, walkways, and stairways clear of ice, snow, and debris.
- Prepare for and respond to emergencies, delays, or bad weather to ensure disaster readiness.
- Maintain jobsite safety, health, and cleanliness.
- Verify all work is completed with good workmanship and ensure project documentation and reports are complete.
- Maintain inventory of tools and supplies; prepare purchase orders for supplies and tools in a timely manner for approval.
- Maintain required licenses, certificates, and FDNY qualifications for the building.
- Safeguard, organize, and maintain tools at all times.
- Clock in and out daily, including during emergencies.
- Report and obtain written approval for all overtime requests from the building manager.
- Leave the workstation prepared for emergencies in case another handyman needs to step in.
Requirements
- Strong problem-solving skills.
- Ability to perform basic repairs in electrical, plumbing, and mechanical systems.
- Experience with painting, plastering, sheetrock, and carpentry work.
- Good communication and interpersonal skills.
- Superior customer service skills.
- Detail-oriented with strong scheduling skills.
- Proficient and safe use of job-related tools.
- Knowledge of building codes and safety standards as set forth by state and federal governments.
- Valid S-95 Fire Safety Certificate.
- Valid driver’s license.
- Ability to lift heavy items.
- Ability to maneuver in small spaces, kneel, crouch, or climb tall ladders.
Work Environment
- Ability to deal effectively with unruly or unhappy tenants.
- Willingness to work in dirty, hot, cramped, or otherwise uncomfortable areas.
- Time will be spent walking throughout the property, including up and down stairs.
Schedule
Building Management requires unpaid days off (PTO may be applied to offset these days).
