Essential Accountabilities
- Supervises and coordinates the activities of cleaner/porter.
- Works to improve morale, increase productivity, and other aspects of employee relations.
- Ensures site is in a state of good repair and in compliance with all fire and life safety codes by conducting regular building inspections.
- Informs immediate supervisor of unsafe conditions in a timely manner; recommends corrective action(s) to be taken.
- Aids in all major repairs by providing direction as well as the necessary resources.
- Participates in on-going training and attends regularly scheduled departmental and program staff meetings.
- Evaluates and prioritizes all work requests.
- Prepares weekly schedules for outstanding work orders.
- Assigns, coordinates, and reviews work to promote efficient operations.
- Ensures all work is performed in a neat, professional manner and is in compliance with OSHA regulations, guidelines, standards or related codes, as well as other authorities having jurisdiction.
- Ensures all required paperwork is completed accurately and submitted in a neat, organized, and timely manner.
- Implements cost saving strategies and techniques that will not compromise quality and individual safety.
- Recommends and implement approved strategies that will provide continuous improvement in work methods and level of service.
- Conducts environmental checklist surveys.
- Aid in unit turnovers including repairs and preparation for occupancy.
- Work independently without direct supervision.
- Not limited the assignment of, or exclusion of, other duties not mentioned, as assigned by supervisor.
- Reviews outstanding work orders and ensures completion in a timely fashion.
- Able to operate power tools, snow blower, lawn mower, etc.
- Requisitions tools, supplies, and equipment necessary for operation.
- Acts as liaison between the agency and outside vendors within his/her field of responsibility.
- Makes sure project status is monitored and reported on deadlines and assigned responsibilities to immediate supervisor.
- Communicates clearly with trade professionals and all levels of management.
- Must be able to resolve issues intelligently and spontaneously with minimal oversight.
- Respond promptly to after hours, weekend and emergency calls.
Qualifications
- A minimum of five (5) years’ experience in the building management / facilities management field.
- Bachelor’s degree or equivalent work experience with valid NY driver’s license.
- Must be an independent worker who can multitask and meet deadlines.
- Must have computer skills, (MS office).
- Excellent written and verbal communication skills.
- Hands-on knowledge of plumbing, electrical, HVAC systems.
- Light construction and Facilities Management experience.
- At least 4 years of supervisory experience required.
- Must be in possession of the following Certificate of Fitness: S12 City Wide Sprinkler, S13 City Wide Standpipe and S95 Fire Alarm systems.
- Demonstrated ability to plan, analyze, organize, control, and coordinate general maintenance activities.
- Must be able to achieve results through vendor supervision.
- Working knowledge of fire and life safety codes, building and electrical codes, OSHA requirements, and safe working techniques and procedures.
