About the Role

Under general supervision, but following established policies and procedures, you will originate and process fixed rate, conforming and non-conforming mortgage loan applications. Perform related file maintenance, coordinate processing, closing, and disbursement of mortgage loans, and work closely with Branch Staff, Mortgage Processor/Underwriter, Mortgage Servicer, Home Equity Processor/Underwriter, and Credit Committee. Perform duties in accordance with The Apple Way principles: Team Up, Serve with Purpose, Challenge Yourself, and Own It. Adhere to credit union policies, procedures, and Bank Secrecy Act regulations while assisting in meeting management goals.

Responsibilities

  • Process conforming/non-conforming mortgage applications, including those originated by Apple FCU Mortgage Loan Originators, branch offices, and/or MortgageBot (online application software). Activities include:
    • Verifying income, employment, assets, down payments, debts, and property value.
    • Calculating debt and LTV ratios, reviewing mortgage credit reports, property appraisals, condominium questionnaires, flood certifications, income, assets, funds due to close, earnest deposit clearing, private mortgage insurance, title commitments, surveys, termite inspections, and all other required loan documentation.
    • Resolving title issues such as vesting, liens, judgments, undisclosed liens, and reconveyances.
    • Processing subordination agreements, resolving appraisal disputes/issues, and ensuring collateral meets requirements for product, investors, and Apple FCU’s guidelines.
    • Ensuring applications are complete, including preparation and issuance of required disclosures within compliance timelines.
    • Submitting loans through Freddie Mac Loan Prospector automated underwriting system.
    • Ordering private mortgage insurance, appraisals, HVE or AVM, final inspections, title commitments, flood certifications, and required documentation.
    • Maintaining accurate data in the loan origination system and tracking reports for each loan.
    • Reviewing all mortgage loans weekly to ensure timely processing.
  • Assist Originators with consulting members in person, via email, and over the phone to ensure the correct mortgage product is chosen in the best interest of the member and the Credit Union.
  • Maintain professional and courteous relationships with all members and vendors. Work with AFCU C.U. Realty Originator, C.U. Realty Real Estate Agents, and representatives to ensure timely processing of all C.U. Realty purchase loans.
  • Preliminarily approve mortgage loans according to Freddie Mac Loan Prospector findings of “Accept.” Review and obtain all requirements on the Freddie Mac Loan Prospector finding report and checklist, ensuring compliance with Freddie Mac, Private Mortgage Insurance Company, Apple FCU, and NCUA guidelines.
  • Prepare files for submission to the Mortgage Underwriter for preliminary/final approval. Obtain all conditions from members, realtors, title companies, attorneys, or other sources.
  • Coordinate and prepare pre-closing documentation, working with realtors, title companies, and/or attorneys. Perform all loan file maintenance and assist the Mortgage Servicing Specialist with servicing file setup as needed.
  • Assist and/or provide backup for the Equity Loan Processor when needed. Complete required information on mortgage loan control sheets and submit completed packages to Credit Committee if applicable.
  • Help train staff members on mortgage loan origination and processing, and answer general mortgage loan questions. Review mortgage loan policies and procedures and recommend improvements to management.

Requirements

  • Minimum three years of mortgage processing experience.
  • Previous credit training required.
  • Knowledge of mortgage loan products and features.
  • High school diploma or equivalent.
  • Obtain and maintain a valid license number through the NMLS as required by the SAFE Act.

Skills

  • Excellent interpersonal skills.
  • Analytical ability to conduct preliminary analysis of an applicant’s financial condition.
  • Strong attention to detail.
  • Excellent written and telephone communication skills.
  • Proficiency with MS Windows, MS Office Suite (Word, Excel), and mortgage LOS software.
  • Ability to use standard office equipment (PC, fax, copier, telephone, postage machine, etc.).
