About the role
The HVAC Technician position at American Homestays, LLC is a field-based role responsible for maintaining and repairing HVAC systems across residential and commercial properties in the Baltimore area.
Responsibilities
- Install, repair, and maintain HVAC systems, including furnaces, air conditioners, heat pumps, boilers, ventilation units, and related equipment.
- Diagnose and resolve issues related to airflow, thermostats, refrigerant, mechanical components, electrical systems, and system performance.
- Perform seasonal tune-ups and preventative maintenance to maximize system reliability, energy efficiency, and tenant comfort.
- Respond to service calls, emergency repair requests, and scheduled maintenance assignments in a timely and professional manner.
- Support equipment replacement, system upgrades, and renovation-related HVAC needs as assigned.
Requirements
- Valid Maryland HVAC license at the Journeyman or Master level required.
- EPA 608 Certification required.
- Minimum of 3 years of experience servicing residential and/or commercial HVAC systems required.
- High school diploma or equivalent required.
- Vocational training, trade certification, or HVAC-related coursework preferred.
- Valid driver’s license and reliable transportation required.
- Proficiency with HVAC diagnostic tools, refrigerant handling, system troubleshooting, and repair methods required.
- Experience with ductless mini-split systems, smart thermostats, and energy-efficient upgrades preferred.
- Experience in housing authority, supportive housing, affordable housing, property management, or multifamily housing settings preferred.
- Must have own tools and the ability to work independently with minimal supervision.
- Must be able to pass background checks and any required employment screening.
Qualifications
- Strong HVAC diagnostic, repair, installation, maintenance, and troubleshooting skills.
- Strong knowledge of HVAC systems, tools, materials, safety practices, and applicable code requirements.
- Ability to assess system issues and recommend practical repair or replacement solutions.
- Ability to use hand tools, power tools, diagnostic equipment, ladders, and HVAC equipment safely and effectively.
- Strong problem-solving skills, attention to detail, and safety awareness.
- Excellent communication, customer service, and professionalism.
- Ability to work independently, manage time, and complete assigned work efficiently.
- Comfortable working in occupied units, tenant environments, and active property settings.
- Flexibility to respond to changing priorities, urgent repairs, and seasonal maintenance needs.
Work Requirements
- Work is performed indoors and outdoors in various weather conditions.
- Travel between assigned properties and service locations is required.
- May be required to work evenings, weekends, holidays, or on-call hours based on maintenance needs.
- Exposure to HVAC equipment, refrigerants, tools, electrical components, heights, tight spaces, hazardous materials, and active property environments may occur.
- Use of personal protective equipment may be required for certain assignments.
- Must be able to regularly walk, stand, stoop, drive, and perform physical maintenance work.
- Must be able to occasionally lift, carry, push, pull, or move objects weighing up to 100 pounds.
