What You Will Do
The Title Examiner is responsible for searching, analyzing, and rendering opinions on the state of title for properties within the default servicing and lender services portfolio. This role serves as the diagnostic foundation of the title process, identifying breaks in chain, and defects that must be addressed before a file can move forward through the foreclosure, REO, or disposition pipeline.
- Order, review, and analyze title searches including tax, judgment, lien, and vesting reports
- Trace and verify the chain of title to a marketable root in accordance with state guidelines and requirements
- Identify all encumbrances, open mortgages, junior liens, HOA liens, judgments, lis pendens, and other clouds on title
- Produce title commitments and preliminary title reports documenting all exceptions and requirements
- Review default documentation to confirm lender standing and proper assignment chains
- Flag title issues that may affect timelines and communicate findings to the curative and legal teams
- Coordinate with legal servicers, and underwriters on complex title matters
- Maintain accurate records and meet productivity and quality benchmarks within established SLAs
- Stay current on state-specific title standards, underwriter guidelines, and default servicing regulations
Qualifications
Please note, applicants should have direct experience working with title examination.
- Experience: Minimum 2–3 years of title examination experience, preferably in a Louisiana default servicing or lender services environment
- Knowledge: Working knowledge of foreclosure processes, REO disposition, and lender title requirements
- Skills: Strong analytical and attention-to-detail skills and ability to meet deadlines and manage a high-volume pipeline
- Technical Proficiency: Familiarity with title search platforms and county/state recording systems
- Education: High school diploma or equivalent
Preferred skills include experience with multiple states, familiarity with title production software, prior experience working with major title underwriters, notary certification, and exposure to CFPB, RESPA, and applicable state regulatory requirements.
Conditions Of Work
The ability to sit or stand for long periods, remain focused for extended periods, work on computers for a significant portion of the day, perform repetitive movements, and lift 10-20 pounds as needed is required.

Scheduled hours are 8:00- 4:30 PM (local time), and the position is full-time and non-exempt (hourly).
