About the role
The Leasing Specialist I plays a crucial role in managing and marketing an assigned portfolio of real estate properties, specifically focusing on affordable apartments in downtown Des Moines, IA. Key responsibilities include leasing, marketing, and compliance, with a strong emphasis on customer service, community relations, and fair housing practices.
Responsibilities
- Manage prospects by answering calls and emails, returning inquiries within 24 hours.
- Make appointments, show apartments, screen applicants, and verify applications.
- Aid applicants through the application process, ensuring accuracy and completeness.
- Offer units to approved applicants and conduct orientations for new move-ins.
- Update turnover information daily, including move-out and move-in times.
- Shop comparable projects monthly and develop community contacts.
- Contact current residents for approved unit transfers, prepare transfer paperwork, and complete transfers.
- Input traffic and applications into the property management system.
- Maintain occupancy, rent collections, and compliance paperwork metrics.
- Conduct credit and criminal background checks, follow reporting procedures, and maintain accurate property files.
- Coordinate with corporate support staff on management procedures.
- Communicate with residents, vendors, and external parties, keeping management informed of issues and improvements.
- Handle resident complaints, suggestions, and legal actions.
- Perform other tasks as assigned based on business needs.
Requirements
- High school diploma or equivalent (GED), or relevant experience.
- Experience in residential real estate or equivalent education and management experience.
- Preferred additional education in real estate, sales, or business management.
- Excellent verbal, written, and presentation skills.
- Knowledge of RealPage or similar property management software.
- Advanced knowledge of Affordable Housing Programs (HUD programs).
- Valid driver's license, reliable vehicle, and safe driving record.
- Pass criminal background check.
Qualifications
- Must be able to stand for up to 8 hours per day, walk, stand, sit, bend, climb, listen, hear, and have visual acuity.
