Duties/Responsibilities
- Recruit prospective residents and facilitate rental transactions.
- Provide community tours, show available homes, highlight amenities and lease homes.
- Complete lead detail reports, customer information cards, and market surveys.
- Qualify applicants using our Rental Qualifying Criteria and obtain the required information to process applications.
- Facilitate move-ins by securing all necessary documents, such as lease agreement, addendums, proper documentation, and ensuring the home is ready by the agreed date using the Leasing Specialist Checklist.
- Educate new residents on community specific rules and/or policies, HOA guidelines, and how to use their new home.
- Follow-up on prospects unable to close (i.e., phone calls, thank you notes, and emails), attempt to close the sale again or refer to a sister property.
- Monitor expiring lease agreements and renewals, and work towards renewal.
- Write and distribute tenant notices, promotional flyers, community event information.
- Assist and respond in listening and visiting with residents (residents and/or homeowners) to ascertain requests, comments, and complaints; resolve when able or refer to property manager.
- Complete paperwork for homeowner/tenant complaints, property incident reports as needed.
- Aid in enforcing the community policies and HOA guidelines.
- Aid in placing, removing, and updating all banners, balloons, bandit signs, and flags around the property and other locations where outward marketing is performed.
- Create marketing strategies including lease specials and/or pricing modifications based on market surveys to stay competitive.
Qualifications
- A High School Diploma or equivalent required; some college preferred.
- At least one year of sales, retail or leasing experience is a plus.
- Property Management Software (PMS) experience is a plus.
