Leasing Specialist
About the role
The Leasing Specialist coordinates all requests from military families with the property management team. They assist in daily leasing functions, including leasing homes, qualifying applicants, managing the leasing waitlist, executing leases, maintaining resident files, and ensuring compliance with policies and government requirements.
Responsibilities
- Covers all requests from military families with the property management team.
- Maintains and organizes an accurate, fair, and compliant leasing waitlist.
- Executes leasing functions, including showing of vacant units and timely execution of leases and renewals.
- Qualifies applicants in accordance with Government compliance requirements.
- Captures move-in dates and pre-move-in inspections with the incoming military families.
- Captures notice to vacate, pre-inspection, move-outs, and final inspection for outgoing residents, including assessing any charges for damages and delivering the final utility bill (where applicable).
- Receives and records service requests and disburses them to the appropriate maintenance director/maintenance manager.
- Ensures that resident and maintenance digital files are properly maintained.
- Performs routine market analysis reports.
- Affords assistance to the Community Director and/or Community Manager in ensuring compliance with all Hunt Military Communities policies and Government compliance requirements.
- Affords assistance in organizing and scheduling social events, educational classes, physical activities, and family functions for the community residents, which may involve working flexible hours.
- Prepares and recommends advertising and marketing strategies as deemed appropriate to create traffic to the property.
- Researches and analyzes current market rates, studies economic, traffic, and population history, trends, and forecasts, investigates and analyzes competitive properties, markets property by advertising vacancies, identifies and approaches prospective tenants, creates and distributes marketing materials, greets drop-ins, participates in community and regional activities, inspects properties, sets appointments, provides property statistics and leasing information, highlights benefits, such as, location, surrounding area, transportation, access, neighbors, home systems and services, amenities, occupancy history, owner performance, tenant satisfaction, and security.
- Completes lease by reviewing contract requirements, negotiating terms, obtaining signatures, deposits, and payments.
- Creates and places advertising in all venues including social media.
- Requires driving for the Company using either 1) a Company vehicle, at any frequency from Rarely to Constantly; or, 2) a Personal or Rental vehicle to conduct Company business more than 50% of the time to perform work duties.
Qualifications
- High School Diploma or GED Required.
- Bachelor's Degree in Business Administration, Property Management, or other related discipline Preferred.
- Previous Leasing Experience Required.
- Experience working with computers and typical office software such as Email, Word, Excel, and internet browsers. Required.
- Previous experience in sales Preferred.
- Strong customer service skills.
- The ability to show houses which may include working in all types of weather conditions.
- Demonstrated ability to exercise good judgment and discretion in handling highly confidential information.
- Strong written and verbal communication skills and proven ability to communicate clearly and professionally with individuals at all levels, internally and externally.
- Ability to show multiple priorities with tight deadlines in a fast-paced environment.
- A high degree of professionalism and a strong work ethic coupled with a sense of responsibility and integrity required.
- Ability to resolve problems independently and responsibly.
- Requires a reliable, self-motivated team player who pays close attention to detail, demonstrates strong communication, client management and business literacy skills.
- Demonstrates discretion and ability to maintain a professional attitude and appearance.
- Effectively envision, develop, and implement new strategies to address competitive, complex business issues.
- Takes initiative to identify and anticipate client needs and make recommendations for implementation.
- Requires use of technology platforms on a daily basis.
- Basic understanding of safety practices.
- DL NUMBER - Driver's License, Valid and in State Required.
