Job Responsibilities
- Warmly greet visitors, prospective renters, and current residents
- Avoids answering property phones and creates work orders
- Conducts daily inspections and monitors touring routes
- Maintains and selects model apartments, target units, and mini models
- Ensures all leasing presentations are professional, informative, and compliant with Fair Housing laws
- Uses the telephone to encourage prospects to lease apartments and responds to residents and various telephone requests
- Follows up and follows through on prospects and applicants, and resident inquiries
- Contacts prospects using prospect pipelines/guest cards, tax credit, and affordable housing waiting lists
- Schedules appointments in Yardi, shares appointments with staff via Outlook calendar, conducts tours of property and vacant units
- Documents all communication with prospects/applicants
- Generates the Unit Availability Detail Report by unit type daily
- Meets daily with Property Manager and General Manager
- Processes applicant files for move-in by conducting household interviews
- Reviews files daily and consistently follows up on applicant inquiries
- Submits applications to the Property Manager or General Manager for review prior to submission to Compliance for approval
- Completes housing voucher packets accurately and ensures they are reviewed by the Property Manager and/or General Manager prior to submission to the Housing Agency
- Schedules unit inspections with the Housing Agency in a timely manner
- Coordinates and schedules unit inspections with the Housing Agency
- Completes background screenings, obtains third-party verifications, tracks responses, and prepares files appropriately for lease signing
- Inspects units 72 to 48 hours prior to the scheduled move-in date
- Conducts move-in inspections with new residents, preferably 24 hours prior to the scheduled move-in date
- Ensures all lease documents are filed and scanned correctly in Yardi and reviewed by the Property Manager or General Manager
- Enters required information correctly in Yardi, LHC’s portal, and HANO’s Elite system
- Generates renewal and recertification reports and monitors upcoming expirations
- Completes the renewal and recertification process promptly
- Computes and updates current Market Survey Reports correctly and in a timely manner
- Assists in cold calling on local businesses in the area
- Maintains marketing outreach files and follows up
- Performs other related duties as assigned
Qualifications
- Must have prior tax credit experience in property management
- At least 2 years of relevant experience at a LIHTC community preferred
- 1-2 years of leasing experience required
- Knowledge of LIHTC, HOME, and HUD programs is a plus
- Ability to clearly explain program requirements to applicants
- Professionalism and integrity, and exercise confidentiality in all performance areas
- Self-starter and effective multitasking skills
- Organized and detail-oriented with effective communication and interpersonal skills
- Customer service and sales experience plus
- Proficiency with Microsoft Office Suite required
- Yardi and Elite experience preferred
- Able to work some weekends and extended hours
