Responsibilities

  • Greet and qualify prospects, conduct community tours, show apartments, process applications, conduct credit screenings, and perform criminal background checks.
  • Prepare lease and move-in packages and ensure a smooth move-in and lease signing process.
  • Inspect apartments before move-in and address any outstanding issues with the maintenance team.
  • Stay informed about market conditions and develop marketing plans to sustain occupancy.
  • Create and execute marketing activities to drive traffic to the community, including resident referral and employer outreach programs.
  • Use on-site property management software to track apartment availability, record leasing activities, and manage resident data.
  • Ensure show units meet quality standards by inspecting the marketing corridor and leasing tour, communicating maintenance needs, merchandising, and preparing the leasing office.
  • Follow up with prospects and new residents to ensure satisfaction and finalize lease decisions.
  • Execute lease renewal program by preparing renewal letters and packages, meeting with renewing residents, and ensuring timely implementation of lease renewal documents.
  • Respond promptly and courteously to resident and client inquiries, and take prompt action to solve problems or document requests.

Requirements

Required Licenses or Certifications: All licenses and/or certifications as required by State and Local jurisdictions. Valid driver’s license to operate a golf cart on property.

Physical Demands

  • Ability to stand, walk, and/or sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Work inside and outside in all weather conditions.
  • Push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
  • Rare or regular travel may be required.
  • Flexible work schedule, including evenings, weekends, and holidays.

Additional Compensation

  • Base Salary: $18.00 - $20.00 per hour
  • Quarterly or Annual Bonus Programs (Corporate Positions)
  • Weekly, Monthly, or Quarterly Bonus Programs (Onsite Property Positions)
