About the role

Greystar is a leading real estate platform offering property management, investment management, development, and construction services in institutional-quality rental housing. This role is located in Denton, Texas.

Responsibilities

  • Greet and qualify prospects, conduct community tours, show apartments, process applications, conduct credit screenings, and perform criminal background checks.
  • Prepare lease and move-in packages, ensure smooth resident move-ins and lease signings, and inspect apartments prior to move-in to ensure they are in move-in ready condition.
  • Stay informed about market and competitor conditions, develop and implement marketing plans, and follow policies related to concessions, specials, and other programs to boost occupancy.
  • Create and execute marketing activities, including resident referral and employer outreach programs, using internet marketing tools, and following community-specific marketing plans.
  • Use on-site property management software to track apartment availability, record leasing activities, manage resident and prospect data, and capture demographic and other information.
  • Ensure show units meet company standards for show quality by inspecting the marketing corridor and leasing tour, communicating maintenance needs, merchandising, and preparing the leasing office for daily activities.
  • Follow up with prospects and new residents to ensure satisfaction through e-mail, thank-you notes, and phone calls or other contacts to finalize lease decisions.
  • Execute lease renewal program by preparing renewal letters and packages, meeting with renewing residents, and ensuring lease renewal documents are signed and implemented on time.
  • Respond quickly and courteously to resident and client/owner concerns and take prompt action to solve problems or document and convey resident or other requests to the appropriate individuals.

Requirements

  • Valid driver's license to operate a golf cart on property.
  • Ability to stand, walk, and/or sit for extended periods of time, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Ability to work inside and outside in all weather conditions, including rain, snow, heat, hail, wind, and sleet.
  • Ability to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
  • Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
  • Able to work a flexible work schedule, including taking "call" during evenings, weekends, and holidays.

Qualifications

Essential qualifications include a high school diploma or equivalent, along with relevant experience in sales and leasing activities. Specific experience in the rental housing industry is preferred.

  • Excellent interpersonal and communication skills.

  • Knowledge of real estate laws and regulations.
  • Ability to use on-site property management software.
  • Strong organizational and time management skills.
