About the role
The Leasing Professional and Sales and Lifestyle Consultant roles at Greystar are responsible for executing marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. These positions serve as primary points of contact for prospective residents, guiding them through the leasing process with professionalism and a strong understanding of the community's offerings. They support resident satisfaction throughout the lease term and proactively manage lease renewals.
Responsibilities
- Executes all sales and leasing activities to achieve the property’s revenue and occupancy goals.
- Gathers all pertinent information from prospective residents at move-in and records as appropriate.
- Stays informed about and collaborates with teams/leadership on current market and competitor conditions that may impact the community’s occupancy, market rent, and sales results.
- Develops and implements short- and long-term marketing plans and goals to sustain occupancy.
- Follows the property’s established policies related to concessions, specials, and other programs to boost occupancy.
- Designs and executes marketing activities and events to create and drive traffic to the property.
- Uses the on-site property management software application to track apartment availability, record traffic and leasing activities, manage resident and prospect data, capture critical demographic and other information about existing and future residents, and review and analyze data.
- Ensures that the property and show units meet the Company’s standards for show quality.
- Follows-up with prospects and new residents within 24 hours to ensure satisfaction.
- Demonstrates customer services skills by treating residents, prospects, guests, and others with respect, answering questions, and responding sensitively to complaints about maintenance services.
- Attends community and networking events, aligns with local associations and community organizations, and participates in outreach marketing efforts to drive traffic to community and generate viable referral sources and new business leads.
- Completes various financial, administrative, and other reports and analysis, and performs other duties as assigned or necessary.
- Assists Lifestyle Coordinator by attending and assisting with the setup of events as required.
Qualifications
- A high school diploma or equivalent required; an associate or bachelor’s degree in business, marketing, hospitality, or related field preferred.
- 1-3 years minimum of relevant experience in the application and usage of a sales, marketing, internet and customer service background sufficient to resolve customer complaints and issues and complete financial records, documents, and reports.
- Demonstrated ability to read, write, and communicate effectively to comprehend and complete legal documents, sell and explain apartment features, and answer questions.
- Mandatory licenses and/or certifications as required by State and Local jurisdictions.
- Valid driver’s license to drive a golf cart on property.
- Proficiency in word processing, spreadsheet, property management applications, and database management programs in order to complete required reports and documents.
- Proficiency and fluency in using the internet for marketing, advertising, and sales-related circumstances.
- Ability to adapt to specific markets and professionals to ensure your sales message is received appropriately.
- Ability to physically access all exterior and interior parts of the property and amenities.
- Routine, local travel may be required to attend business meetings, conduct market research, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
- Flexible work schedule, which may include evenings, weekends and/or holidays.
