Leasing Professional - Cadence Music Factory
About the role
This position coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Responsibilities include leasing to new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.
Property: Cadence Music Factory (Charlotte, NC) – 205-unit mid-rise stabilized community.
Responsibilities
- Perform all sales and leasing activities: greet and qualify prospects, conduct community tours, show apartments, process applications, credit screening, criminal background checks, prepare lease and move-in packages, and ensure smooth resident move-in and lease signing.
- Inspect apartments prior to move-in to confirm move-in ready condition and coordinate any outstanding maintenance items.
- Monitor current market and competitor conditions; develop and implement short- and long-term marketing plans to sustain occupancy; follow community policies on concessions and specials.
- Design and execute marketing activities: resident referral programs, employer outreach, internet marketing (Craigslist, Facebook, email, other websites), and community-specific marketing plans.
- Use on-site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture demographic information.
- Maintain community and show units to Company standards: daily inspection of marketing corridor and leasing tour, communicate maintenance needs, merchandise show units and amenities, and prepare the leasing office for daily activities.
- Follow up with prospects and new residents via email, thank-you notes, cards, or calls to finalize leasing and renewal decisions.
- Execute lease renewal program: prepare renewal letters and packages, meet with renewing residents, and ensure timely signing of renewal documents.
- Respond promptly and courteously to resident and client/owner concerns, take action to resolve problems, and document or escalate requests as needed.
Requirements
- All licenses and certifications required by State and Local jurisdictions.
- Valid driver’s license to operate a golf cart on property.
- Ability to stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Ability to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Ability to push, pull, lift, or carry up to 25 pounds independently and 50 pounds with assistance.
- Flexible work schedule, including evenings, weekends, holidays, and on-call availability.
- Occasional travel may be required to assist other properties, attend training, or business meetings.
Pay
Hourly range: $17.00 - $19.00. Many factors determine pay within this range, including business requirements, prior experience, current skills, and geographical location.

Schedule
Monday-Friday with rotating weekends.
