About the role
This position coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Responsibilities include leasing to new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.
Responsibilities
- Perform all sales and leasing activities: greet and qualify prospects, conduct community tours, show apartments, process applications, credit screening, criminal background checks, prepare leases and move-in packages, and ensure smooth resident move-in and lease signing.
- Inspect apartments prior to resident move-in to ensure they are move-in ready and schedule any outstanding maintenance items.
- Stay informed about current market and competitor conditions that may impact occupancy and sales results; develop and implement short- and long-term marketing plans and goals to sustain occupancy.
- Design and execute marketing activities to drive traffic, including resident referral programs, employer outreach, internet marketing tools (Craigslist, Facebook, email, and other websites), and community-specific marketing plans.
- Use on-site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.
- Ensure the community and show units meet company standards for show quality by inspecting the marketing corridor and leasing tour, communicating maintenance needs, and merchandising show units and amenities.
- Follow up with prospects and new residents to ensure satisfaction through emails, thank-you notes, calls, or other contacts to finalize leasing or renewal decisions.
- Execute lease renewal programs by preparing renewal letters and packages, meeting with renewing residents, and ensuring timely signing of renewal documents.
- Respond quickly and courteously to resident and client/owner concerns, taking prompt action to resolve problems or document and convey requests to appropriate individuals.
Requirements
- Must have all licenses and/or certifications required by state and local jurisdictions.
- Valid driver’s license to operate a golf cart on property.
- Ability to stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Ability to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Ability to push, pull, lift, or carry up to 25 pounds independently and 50 pounds with assistance.
- Flexible work schedule, including evenings, weekends, and holidays as needed.
- Rare or regular travel may be required to assist other properties, attend training, or business meetings.
Pay
The hourly range for this position is $19.00 - $21.00. Many factors go into determining pay within the posted range, including business requirements, prior experience, current skills, and geographical location.
