Responsibilities
- Greet and qualify prospects, conduct community tours, show apartments, process applications, conduct credit screenings, and perform criminal background checks.
- Prepare lease and move-in packages, ensure smooth move-ins, and address any outstanding items with the maintenance team.
- Inspect apartments before move-in and ensure they are in move-in ready condition.
- Stay informed about market conditions, develop and implement marketing plans, and follow policies related to concessions, specials, and other programs.
- Create and execute marketing activities, including resident referral and employer outreach programs, and use internet marketing tools.
- Use on-site property management software to track apartment availability, record leasing activities, manage resident data, and capture relevant information.
- Ensure show units meet quality standards by inspecting the marketing corridor and leasing tour, communicating maintenance needs, merchandising, and maintaining physical appeal.
- Follow up with prospects and new residents to ensure satisfaction through various communication methods.
- Support lease renewal efforts by preparing renewal letters and packages, meeting with renewing residents, and ensuring timely implementation of lease renewal documents.
- Handle resident and client inquiries promptly and take action to resolve issues or forward requests to appropriate personnel.
Requirements
Required Licenses or Certifications: All licenses and/or certifications as required by State and Local jurisdictions. Valid driver’s license to operate a golf cart on property.
Physical Demands
- Ability to stand, walk, and/or sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Work inside and outside in all weather conditions.
- Push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
- Rare or regular travel may be required.
- Flexible work schedule, including evenings, weekends, and holidays.
