Leasing Manager, Multifamily
About the role
A Leasing Manager trains and oversees the onsite leasing functions and directs the sales efforts of an apartment community. The Leasing Manager is responsible for providing exceptional service to community residents, future residents, vendors, and the corporate management team, and takes an active role in the external marketing and advertising of vacancies.
Responsibilities
- Complete lease/renewal paperwork to ensure completion to company standards.
- Explain lease information to residents.
- Enter all data into tracking system to track leasing activities.
- Walk apartment units prior to showing and occupancy by resident.
- Review leasing paperwork and audit lease files.
- Submit daily, weekly, and monthly leasing reports as required.
- Track and evaluate advertising and all client traffic.
- Ensure online advertising is reviewed and updated daily.
- Train and develop leasing personnel in accordance with company policies and procedures.
- Prepare marketing plans, leasing strategies, and advertising proposals with assistance of the Property Manager.
- Maintain professional communication with residents, applicants, and other representatives.
- Report all property issues, leasing objections, and potential liabilities along with recommendations for solving such issues to Property Manager.
- Determine leasing opportunities of leasing staff and work on goal setting, improving the performance of each staff member.
- Analyze shop program results, distribute completed evaluations, and review areas of concern.
- Develop, implement, and monitor property contests/awards/leasing incentives.
- Prepare and maintain complete resident and general office files, keeping proper documentation at all times.
- Maintain Renter’s Insurance compliance per company policies and procedures.
- Monitor Month-to-Month leases, complete audit and ensure MTM lease compliance.
- Track work order activity including monitoring completion each day and follow-up warm calls.
- Implement and maintain lease expiration matrix in accordance with established policies.
- Monitor compliance with revenue management system and participate in weekly calls (if applicable).
Requirements
- Effective communication and customer service skills.
- Basic computer skills in a Windows environment.
- Possess a valid real estate license as required by state regulations.
- Have a courteous and professional attitude.
- Good organization skills and ability to meet deadlines.
- Prepare for all audits and be detail-oriented and well organized.
- Follow all policies and procedures of Cushman & Wakefield.
Qualifications
- Bachelor’s Degree preferred.
- 3+ years of related experience.
- 1+ years of management experience.
Work environment
This job operates in a professional office environment. The role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. Regular travel is required between properties in varying weather conditions.
Physical demands
While performing the duties of this job, the employee may need to stand and walk for extended or continuous periods of time. They must be able to ascend and descend staircases, ladders, and/or step stools and may be required to travel outside between buildings in varying outdoor weather conditions. The employee may also be regularly required to remain in a stationary position (sit or stand) for 85% of the time and regularly operate office machinery. The employee must be able to travel up to 10% of the time. Travel may vary in frequency and duration. The employee must be able to demonstrate the ability to exert up to 20 pounds occasionally, and/or up to 20 pounds frequently, and/or up to 20 pounds of force constantly to lift, carry, push, pull, or move objects.
Pay
$17.85 – $21.00
