About the role

A Leasing Manager trains and oversees the onsite leasing functions and directs the sales efforts of an apartment community. The role involves providing exceptional service to residents, future residents, vendors, and the corporate management team, as well as actively participating in the external marketing and advertising of vacancies.

Responsibilities

  • Complete lease/renewal paperwork to ensure compliance with company standards and explain lease information to residents.
  • Enter leasing activity data into the tracking system and walk apartment units prior to showing and occupancy.
  • Review leasing paperwork, audit lease files, and submit daily, weekly, and monthly leasing reports as required.
  • Track and evaluate advertising and client traffic, ensuring online advertising is reviewed and updated daily.
  • Train and develop leasing personnel in accordance with company policies and procedures.
  • Prepare marketing plans, leasing strategies, and advertising proposals with assistance from the Property Manager.
  • Maintain professional communication with residents, applicants, and other representatives.
  • Report property issues, leasing objections, and potential liabilities to the Property Manager with recommendations for resolution.
  • Assess leasing opportunities for staff, set goals, and improve individual performance.
  • Analyze shop program results, distribute evaluations, and review areas of concern.
  • Develop, implement, and monitor property contests, awards, and leasing incentives.
  • Maintain complete resident and general office files with proper documentation.
  • Ensure Renter's Insurance compliance per company policies and procedures.
  • Monitor Month-to-Month leases, complete audits, and ensure compliance.
  • Track work order activity, monitor completion, and follow up with warm calls.
  • Implement and maintain a lease expiration matrix in accordance with established policies.
  • Monitor compliance with the revenue management system and participate in weekly calls (if applicable).
  • Perform additional duties as assigned by the supervisor.

Requirements

  • Effective communication and customer service skills.
  • Basic computer skills in a Windows environment.
  • Valid real estate license as required by state regulations.
  • Ability to direct the leasing activities of the leasing staff.
  • Courteous and professional attitude with strong organizational skills and the ability to meet deadlines.
  • Preparedness for audits with attention to detail and strong organizational skills.
  • Adherence to all Cushman & Wakefield policies and procedures.

Qualifications

  • Bachelor’s Degree preferred.
  • 3+ years of related experience.
  • 1+ years of management experience.

Work Environment

This job operates in a professional office environment, routinely using standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. Regular travel between properties in varying weather conditions is required.

Physical Demands

The role may require traveling from floor to floor, climbing stairs, and moving between buildings in varying outdoor weather conditions. The employee may remain stationary (sit or stand) for 85% of the time and operate office machinery regularly. The employee must be able to exert up to 20 pounds of force occasionally, frequently, or constantly to lift, carry, push, pull, or move objects. Travel may be required up to 10% of the time, with frequency and duration varying.

Pay

The compensation for this position ranges from $19.55 to $23.00 per hour, depending on factors such as geographic location, date of hire, total hours worked, job type, business line, and applicability of collective bargaining agreements. The company will not pay less than minimum wage for this role.
