About the Role
The Marketing Representative coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Responsibilities include leasing to new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.
Organizational Responsibilities
- Work with on-site team members to prioritize solutions and provide frameworks that drive journey metrics.

- Engage with residents, prospective residents, associates, and stakeholders to understand needs and lead with company values.
- Create and maintain clear, sequenced plans to successfully launch projects.
- Lead cross-functional teams through change programs, leveraging frameworks and influence modeling.
- Participate in industry-related associations and community activities to enhance company stature and personal development.
Responsibilities
- Perform all sales and leasing activities in person to achieve revenue and occupancy goals, including greeting and qualifying prospects, conducting property tours, processing applications, and preparing lease and move-in packages.
- Inspect apartments prior to move-in to ensure they are in ready condition and coordinate with the maintenance team to address any issues.
- Stay informed about market and competitor conditions, develop and implement marketing plans, and follow property policies on concessions and specials.
- Design and execute offsite marketing activities, including resident referral programs, employer outreach, and internet marketing (Facebook, Instagram, email, etc.).
- Use property management software (e.g., Yardi) to track apartment availability, record leasing activities, and manage resident and prospect data.
- Maintain the property and show units to company standards, including daily inspections, communicating maintenance needs, and preparing the leasing office.
- Follow up with prospects and new residents to ensure satisfaction through emails, thank-you notes, calls, or other contacts.
- Execute lease renewal programs by preparing and delivering renewal letters, meeting with residents, and ensuring timely lease signings.
- Respond promptly and courteously to resident and client concerns, documenting and conveying requests as needed.
- Complete accounting, financial, administrative, and other reports as assigned.
Requirements
- High school diploma or GED equivalent required.
- Employment history demonstrating sales, marketing, internet, and customer service experience to resolve complaints and complete financial records.
- Ability to read, write, and communicate effectively to explain apartment features, complete legal documents, and answer questions.
- Mathematical skills to perform calculations for financial records, budgets, and fiscal reporting.
- Proficiency in word processing, property management software (preferably Yardi), and spreadsheet programs.
- Fluency in using the internet for marketing, advertising, and sales, including search engines and websites.
- Current valid driver’s license required; industry certifications appreciated.
Skills
- Sales skills: generating leads, conducting presentations, qualifying prospects, and closing sales.
- Ability to apply common sense to carry out instructions in written, oral, or diagram form.
- Problem-solving in situations involving several concrete variables.
Schedule
This position is scheduled for 40 hours per week. Typical site hours are 9:00 AM to 6:00 PM Monday through Friday, 10:00 AM to 5:00 PM Saturday, and 1:00 PM to 5:00 PM Sunday. Availability to work weekends when scheduled is required.
Work Environment
- Regular use of hands to type, handle objects, and communicate.
- Frequent standing, walking, reaching, climbing, stooping, and squatting.
- Intermittent sitting.
- Ability to access all parts of the property, including stairs and extended distances.
- Ability to operate golf carts where applicable.
- Must be able to push, pull, lift, or carry up to 20 pounds independently and 50 pounds with assistance.
- Specific vision abilities required: close, distance, color, peripheral, depth perception, and ability to adjust focus.
- Routine local travel may be required for training, market research, or other responsibilities.
