This job summary showcases the essential duties and responsibilities of a Leasing Consultant at Cross Creek Apartments. The position involves showing and leasing apartments to prospective residents and supporting the community's marketing plan.

Responsibilities

• Aids applicants in completing rental applications and collecting security deposits.
• Maintains the cleanliness and orderliness of model and target apartments, as well as office areas.
• Ensures thorough knowledge of lease terms, specifications, and community policies.
• Knowledgeable in telephone and sales techniques, as well as Fair Housing standards.
• Familiar with leasing techniques and sales methods outlined in the Leasing & Marketing Manual.
• Keeps updated on current rental rates, sizes, locations, and amenities of the community.
• Maintains contact with apartment locator services and local businesses to provide informational materials.
• Travels to other properties to gather competitive data.
• Develops and maintains a resident retention program.
• Maintains accurate records of resident and community files.
• Conducts monthly market surveys.
• Efficiently processes administrative forms, reports, and related information.
• Reports unusual or extraordinary circumstances regarding the community or residents.
• Handles resident requests and complaints courteously and efficiently.
• Maintains a professional appearance and behavior at all times.
• Continuously seeks educational opportunities and self-improvement.

Qualifications

• Experience with LIHTC (Low-Income Housing Tax Credit) is highly preferred.
• High school diploma or GED, or equivalent combination of education and experience.
• Ability to read, write, and communicate effectively.
• Basic mathematical skills for calculations related to the job.
• Completion of Fair Housing certification within 1 day of hire.
• Completion of Preventing Sexual Harassment, Workplace Harassment, and Drug-Free Workplace courses within 7 days of hire.
• Ability to stand, walk, sit, and reach frequently.
• Ability to lift and move up to 10 pounds occasionally.
• Good vision, including close, distance, color, peripheral, and depth perception.
