A Day In the Life
- Touring prospective residents while assisting them through the entire application and leasing process
- Communicating and following up with prospects via the CRM
- Managing incoming calls and inquiries from current and prospective residents
- Creating social media content and marketing materials to promote the community
- Completing outreach marketing within the neighborhood and at preferred employers
- Completing audits of community website and online listing sites to verify all information is up to date and operating properly
- Opening and closing model apartment and show units for touring
- Ensuring move in packets and units are prepared for new residents
- Planning and participating in resident events
Acts as the First Line Contact
- Verbal and in-person contact with all prospects, vendors, fellow employees, management executives, and the public
- Leasing apartments shown and/or preleases apartments with notices to vacate through new contacts and renewals of existing residents
- Increase value of real estate by reaching and maintaining maximum occupancy of apartments and their maximum rates
Marginal Duties
- Make business and locator contacts weekly to promote the property and generate traffic
- Execute lease paperwork and move in packet, following company policies regarding move-in details including Day 1 walk through procedures with new resident and targets a zero defect move-in experience
- Aid in resident retention and relations programs in a manner inviting resident satisfaction and comfort
- Keep leasing office and desks neat and orderly at all times and maintain office standardization system, including filing and forms supplies
- Travel to suppliers to pick up parts and supplies as needed
- Greet prospects and qualify by covering all criteria (ask questions; utilize completed guest cards, etc.) Immediately record all marketing and traffic including emails, telephone calls, and in-person visits on appropriate reports
- Lease apartments and be responsible for all paperwork involved in taking applications
- Inspect model and available “market ready” units; communicate related service needs to Property Manager
- Demonstrate community and apartment/model and apply product knowledge to clients’ needs by communicating the features and benefits; close the sale
- Have prospect complete application and secure deposit in accordance with the company procedures and Fair Housing requirements
- Update availability report, process applications for approvals (i.e. credit check, rental history, etc.)
- Submit processed applications to Property Manager for approval
- Follow up with applicant regarding status
- Ensure apartment is ready for resident to move-in on agreed date
- Immediately follow-up on prospects that did not close and attempt to close sale again. If unable to help prospect, refer them to sister communities to meet prospect’s needs
- Secure new resident’s signature(s) on appropriate paperwork prior to move-in
- Orient new residents to community
- Aid in monitoring renewals
- Distribute follow-up on renewal notices
- Maintain advertising effectiveness
- Gather information about market competition in the area and file

- Perform duties using standard levels of productivity and dependability, ensuring completion in a timely manner and zero-defect manner
- Achieve a 50% closing ratio consistently
- Provide clear and consistent verbal and written communication to others
- Promote a clean, neat, well-groomed professional appearance
- Be honest, trustworthy, enthusiastic, and team/project oriented
- Work a flexible workweek, including evenings and weekends
