About the Role

The Leasing Consultant coordinates all activities related to apartment rentals, move-ins and move-outs, lease renewals, and resident retention. This role involves direct interaction with prospective and current residents to achieve maximum occupancy and ensure a positive living experience.

Responsibilities

  • Generates and handles traffic, qualifies prospective residents, leases apartments, prepares lease documentation, and completes move-in paperwork and procedures.
  • Ensures model apartments are in touring condition and orients prospective and current residents to the property.
  • Processes renewal paperwork and ensures documentation is delivered to current residents monthly.
  • Maintains accurate records of traffic activity by entering information into the computer and follows up with prospective residents via phone, mail, or email.
  • Converts phone traffic into scheduled appointments for property tours.
  • Provides excellent customer service to prospective and current tenants, promoting a quality living experience.
  • Inspects apartments prior to move-ins and coordinates move-in/out needs with the maintenance team.
  • Creates and maintains confidential resident files, reviewing move-in paperwork with new residents.
  • Completes weekly leasing reports accurately and timely.
  • Ensures daily open and close procedures are completed.
  • Assists with ongoing resident relations, responding promptly to occupant requests.
  • Shops competitive properties and inspects buildings and grounds for safety and cleanliness, alerting Maintenance to needed repairs.
  • Processes work order requests for residents and ensures timely completion.
  • Provides clerical support such as answering phones, filing, and processing property invoices.
  • May assist with planning and implementing resident activities to increase retention.
  • Participates in company-provided training on fair housing, safety, non-discrimination, and harassment prevention.

Skills & Qualifications

  • Ability to read, write, understand, and communicate in English and Spanish.
  • Working knowledge of personal computers, email, Microsoft Word, Excel, and on-site accounting software (e.g., Entrata).
  • Proficiency with general office equipment (telephone, fax, printer, copier, 10-key, key track system).
  • Excellent customer service and interpersonal skills; ability to relate to others.
  • Professional verbal and written communication skills.
  • Strong organizational and time-management skills.
  • Ability to perform basic mathematical and accounting functions.
  • Comprehension of federal fair housing laws and local housing provisions.
  • Ability to multi-task, make quick decisions, and resolve problems effectively.
  • Ability to cope with and defuse situations involving angry or difficult people.
  • Sales ability, including closing a sale and setting/meeting goals.
  • Ability to meet deadlines and maintain flexibility and creativity in various situations.
  • Ability to maintain confidentiality and drive an automobile.

Required Licenses & Certifications

  • Current driver’s license and automobile insurance.
  • Real estate license (if required by state).
  • Other licenses or certifications as required by state law.

Other Requirements

  • Must maintain a professional appearance and comply with the prescribed uniform policy.
  • Ability to work weekends, non-traditional holidays, and overtime as required.
  • Must be available for on-call shifts due to staffing shortages.
  • Willingness to participate in social media content creation as needed.
  • Some travel may be required.

  • Standing, walking, or sitting for extended periods.
  • Frequent climbing, reaching, use of fingers, handling, talking, and hearing.
  • Moderate crouching and lifting (up to 50 pounds).
  • Substantially recurring movement of fingers, hands, wrists, legs, and feet.
  • Pronounced visual acuity (near and far) and field of vision, including ability to judge distances and spatial relationships.
  • Ability to identify and distinguish colors.
  • Rare to moderate exposure to moving mechanical parts.

Mental Functions

  • Ability to compare, copy, compute, compile, analyze, coordinate, synthesize, negotiate, and communicate.
  • Ability to work under moderate to close supervision and tolerate stressful situations.

Work Environment

  • Exposure to hot, cold, wet, humid, or windy conditions (temperatures may vary by region).
  • Potential exposure to noise, vibrations, atmospheric conditions, and confined or restricted spaces.
  • Potential exposure to communicable diseases through frequent public contact.
  • Possible exposure to short-tempered or aggressive individuals.
  • Potential exposure to chemicals, electrical shock, heights, mechanical parts, fire, and radiation.
