Leasing Consultant

Responsibilities

  • Greet and qualify prospects, conduct community tours, show apartments, process applications, conduct credit screenings, and perform criminal background checks.
  • Prepare lease and move-in packages, schedule maintenance tasks, and ensure a smooth move-in and lease signing process.
  • Inspect apartments before resident moves-in to ensure they are in move-in ready condition and communicate any outstanding issues to the maintenance team.
  • Stay informed about the local market and competitors, create and implement marketing plans, and follow community policies related to concessions, specials, and other programs to boost occupancy.
  • Create and manage resident referral and employer outreach programs, utilize internet marketing tools, and track traffic and leasing activities using on-site property management software.
  • Ensure that the community and show units meet the company's standards for show quality by inspecting amenities, leasing tour path, and show units, communicating maintenance needs to the maintenance team, and maintaining the property's physical appeal.
  • Follow-up with prospects and new residents to ensure satisfaction through various communication methods such as e-mail, thank-you notes, visits, cards, and phone calls.
  • Execute and perform activities in support of the community's lease renewal program, prepare lease renewal letters and contracts, and ensure lease renewal documents are signed and implemented on time.
  • Respond to resident and owner/leadership inquiries promptly and courteously, take immediate action to resolve problems, and document and convey resident or other requests to the appropriate individuals.
  • Drive marketing, leasing, renewal, and resident programs by aligning daily work actions with the community's Key Performance Indicators (KPIs), and actively plan and execute action items to meet goals.

Qualifications

  • Minimum of 1 year of experience in multifamily and leasing
  • Demonstrated ability to read, write, and communicate effectively to comprehend and complete legal documents, sell and explain apartment features, and answer questions about the property’s operations.
