About the Role
This position coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Responsibilities include leasing to new residents, ensuring resident satisfaction, and securing lease renewals.
Responsibilities
- Perform all sales and leasing activities to achieve revenue and occupancy goals, including greeting and qualifying prospects, conducting community tours, processing applications, credit screening, criminal background checks, preparing leases, and ensuring smooth move-ins.
- Inspect apartments prior to move-in to ensure they are in ready condition and coordinate with the maintenance team to address any outstanding items.
- Monitor current market and competitor conditions, develop and implement short- and long-term marketing plans, and follow community policies on concessions and specials to sustain occupancy.
- Design and execute marketing activities to drive traffic, including resident referral programs, employer outreach, and internet marketing (Craigslist, Facebook, email, and other websites).
- Use on-site property management software (e.g., OneSite, Yardi) to track apartment availability, record leasing activities, manage resident and prospect data, and capture demographic information.
- Maintain the community and show units to company standards by inspecting the marketing corridor, communicating maintenance needs, and ensuring an appealing presentation of models and amenities.
- Follow up with prospects and new residents to ensure satisfaction through emails, thank-you notes, calls, or other contacts to finalize leasing or renewal decisions.
- Execute lease renewal programs by preparing renewal letters, meeting with residents, and ensuring timely signing of renewal documents.
- Respond promptly and courteously to resident and client concerns, taking action to resolve problems or escalate requests as needed.
- Complete accounting, financial, administrative, and other reports as assigned.
- Monitor and ensure compliance with regulatory requirements, organizational standards, and operational processes, reporting violations as necessary.
- Practice proper safety techniques and report equipment malfunctions, injuries, or other safety issues.
- Identify areas for improvement and suggest ways to enhance efficiency, profitability, and productivity.
- Stay updated on industry changes, technology, and leasing tools through training and other resources.
Requirements
- High School diploma, GED, or relevant employment history demonstrating sales, marketing, internet, and customer service skills.
- Valid driver’s license to operate a golf cart on property.
- All licenses and certifications required by state and local jurisdictions.
- Ability to work a flexible schedule, including weekends and holidays.
Skills
- Strong communication skills to comprehend legal documents, explain apartment features, and address resident questions.
- Sales skills, including generating leads, conducting presentations, qualifying prospects, and closing deals.
- Proficiency in word processing, property management software (Yardi, OneSite), and spreadsheet programs.
- Mathematical skills to perform calculations for financial records, budgets, and fiscal reporting.
- Fluency in using the internet for marketing, advertising, and sales, including Craigslist, Google, and other platforms.
Working Conditions
- Office environment with frequent exposure to outside elements, including temperature fluctuations, weather, odors, and landscape conditions.
- Physical ability to access all parts of the community and amenities, stand, walk, or sit for extended periods, and lift up to 20 pounds independently (50 pounds with assistance).
- Routine local travel may be required for training, market research, or other job-related tasks.
