Essential Responsibilities
- Greet and qualify prospects, conduct community tours and show apartments, process applications, conduct credit screenings and criminal background checks, prepare lease and move-in packages, and ensure a smooth move-in and lease signing.
- Inspect apartments prior to move-in, address any outstanding items with the maintenance team, stay informed about market and competitor conditions, develop and implement marketing plans, and follow community policies regarding concessions, specials, and other programs.
- Create and execute marketing activities, including implementing resident referral and employer outreach programs, using internet marketing tools, and following community-specific marketing plans and special programs.
- Use on-site property management software to track apartment availability, record leasing activities, manage resident and prospect data, and capture demographic and other information.
- Ensure show units meet company standards for show quality by inspecting the marketing corridor and leasing tour, communicating maintenance needs, merchandising, and preparing the leasing office for daily activities.
- Follow up with prospects and new residents to ensure satisfaction through email, thank-you notes, cards, phone calls, or other contacts, and execute lease renewal activities.
- Respond quickly and courteously to resident and client/owner concerns and take prompt action to solve problems or document and convey requests to appropriate individuals.
Other Responsibilities
- Complete various accounting, financial, administrative, and other reports as assigned or necessary.
- Monitor and ensure compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility, and report violations or infractions to appropriate individuals.
- Identify areas for improvement and offer suggestions to enhance community's efficiency, profitability, and productivity.
Organizational Responsibilities
- Follow established policies and procedures, practice proper safety techniques, and report any safety issues to appropriate individuals.
Working Conditions
- Frequent exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous.
- Physical demands include standing, walking, and/or sitting for extended periods, pushing, pulling, lifting, carrying, or maneuvering weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance.
- Routine, local travel may be required for training classes, market research, or other situations.
- Must be able to work a flexible work schedule, including weekends and/or holidays.
Required Licenses or Certifications
- All licenses and/or certifications as required by State and Local jurisdictions.
- Valid driver’s license to operate a golf cart on property.
Knowledge, Skills, Abilities
- Demonstrated ability to read, write, and communicate effectively to comprehend and complete legal documents, sell and explain apartment features, and answer questions.
- Demonstrated ability to apply sales skills, such as generating sales leads, conducting sales presentations, qualifying prospects, and closing.
- Demonstrated proficiency in word processing, property management software (Yardi and/or One Site), and spreadsheet management programs to complete required reports and employment documents.
- Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages to complete financial records, budgets, and other fiscal reporting information.
- Proficiency and fluency in using the internet for marketing, advertising, and sales-related circumstances, including using Craigslist, Google, and other search engines, and navigating the internet and websites.
- High School diploma, GED, or an employment history demonstrating the application and usage of a sales, marketing, internet, and customer service background sufficient to resolve customer complaints and issues and complete financial records, documents, and reports.
