About the Role
This position coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Responsibilities include leasing to new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.
Responsibilities
- Perform all sales and leasing activities to achieve revenue and occupancy goals, including greeting and qualifying prospects, conducting community tours, showing apartments, processing applications, credit screening, criminal background checks, preparing leases, and ensuring smooth move-ins.
- Inspect apartments prior to resident move-in to ensure they are in move-in ready condition and schedule any outstanding maintenance items.
- Stay informed about current market and competitor conditions; develop and implement short- and long-term marketing plans to sustain occupancy, following community policies on concessions and specials.
- Design and execute marketing activities to drive traffic, including resident referral programs, employer outreach, internet marketing (Craigslist, Facebook, email, etc.), and other community-specific marketing plans.
- Use on-site property management software (OneSite, Yardi, etc.) to track apartment availability, record leasing activities, manage resident and prospect data, and capture demographic information.
- Ensure the community and show units meet company standards by inspecting the marketing corridor and leasing tour, communicating maintenance needs, and maintaining a physically appealing show unit and amenities.
- Follow up with prospects and new residents to ensure satisfaction through emails, thank-you notes, calls, or other contacts to finalize leasing or renewal decisions.
- Execute lease renewal activities, including preparing renewal letters, meeting with residents, and ensuring timely signing of renewal documents.
- Respond promptly and courteously to resident and client concerns, taking action to resolve problems or document requests.
- Complete accounting, financial, administrative, and other reports as assigned.
- Monitor and ensure compliance with regulatory requirements, organizational standards, and operational processes; report violations as needed.
- Practice proper safety techniques and report equipment malfunctions, injuries, or other safety issues.
- Identify areas for improvement and suggest ways to enhance efficiency, profitability, and productivity.
- Stay updated on industry changes in technology, leasing tools, and processes through training and other resources.
Requirements
- High School diploma, GED, or relevant employment history demonstrating sales, marketing, internet, and customer service skills.
- Valid driver’s license to operate a golf cart on property; all licenses/certifications required by state and local jurisdictions.
- Ability to work a flexible schedule, including weekends and holidays.
- Must be able to physically access all parts of the community and amenities, stand/walk/sit for extended periods, and lift/carry up to 20 pounds independently (50 pounds with assistance).
- Routine local travel may be required for training, market research, or other job-related tasks.
Skills
- Strong communication skills to comprehend and complete legal documents, sell apartment features, and answer questions.
- Sales skills, including generating leads, conducting presentations, qualifying prospects, and closing deals.
- Proficiency in word processing, property management software (Yardi, OneSite), and spreadsheet programs.
- Mathematical skills to perform calculations for financial records, budgets, and fiscal reporting.
- Fluency in using the internet for marketing, advertising, and sales (Craigslist, Google, etc.).
Working Conditions
Work is primarily in an office environment but may involve frequent exposure to outside elements, including temperature fluctuations, weather, odors, and landscape hazards.
