This position coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Responsibilities include leasing to new residents, ensuring resident satisfaction, and securing lease renewals.

Responsibilities

  • Perform all sales and leasing activities to achieve revenue and occupancy goals: greet and qualify prospects, conduct community tours, show apartments, process applications, credit screening, and criminal background checks, prepare lease and move-in packages, and ensure smooth resident move-in and lease signing.
  • Inspect apartments prior to resident move-in to ensure they are move-in ready and schedule any outstanding maintenance items.
  • Stay informed about current market and competitor conditions that may impact occupancy and sales results; develop and implement short- and long-term marketing plans and goals to sustain occupancy.
  • Follow community policies related to concessions, specials, and other programs to boost occupancy.
  • Design and execute marketing activities to drive traffic, including resident referral programs, employer outreach, internet marketing tools (Craigslist, Facebook, email, and other websites), and community-specific marketing plans.
  • Use on-site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.
  • Ensure the community and show units meet company standards for show quality by inspecting the marketing corridor and leasing tour, communicating maintenance needs, and merchandising show units and amenities.
  • Follow up with prospects and new residents to ensure satisfaction through emails, thank-you notes, calls, or other contacts to finalize leasing or renewal decisions.
  • Execute the lease renewal program by preparing renewal letters and packages, meeting with residents, and ensuring timely signing of renewal documents.
  • Respond quickly and courteously to resident and client/owner concerns, taking prompt action to resolve problems or document requests.
  • Complete various accounting, financial, administrative, and other reports as assigned.
  • Monitor and ensure compliance with regulatory requirements, organizational standards, and operational processes; report violations or infractions.
  • Practice proper safety techniques and report any mechanical, electrical, or safety issues immediately.
  • Identify areas for improvement and suggest ways to enhance community efficiency, profitability, and productivity.
  • Stay updated on industry changes in technology, leasing tools, processes, and standards through training and other resources.

Requirements

  • Work in an office environment with frequent exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant or hazardous.
  • Physically access all exterior and interior parts of the community and amenities.
  • Stand, walk, or sit for extended periods; push, pull, lift, or carry weights up to 20 pounds independently and 50 pounds with assistance.
  • Routine local travel may be required for training, market research, or other job-related tasks.
  • Flexible work schedule, including weekends and/or holidays.
  • Valid driver’s license to operate a golf cart on property.
  • All licenses and certifications required by state and local jurisdictions.

Skills

  • Demonstrated ability to read, write, and communicate effectively to comprehend legal documents, sell apartment features, and answer questions.
  • Apply sales skills: generate leads, conduct presentations, qualify prospects, and close sales.
  • Proficiency in word processing, property management software (preferably Yardi and/or OneSite), and spreadsheet programs.
  • Mathematical skills to perform calculations for financial records, budgets, and fiscal reporting.
  • Proficiency in using the internet for marketing, advertising, and sales, including Craigslist, Google, and other search engines.

Qualifications

  • High School diploma, GED, or employment history demonstrating sales, marketing, internet, and customer service experience sufficient to resolve complaints and complete financial records.
