Essential Responsibilities
- Greet and assist prospective residents in person, by phone, email, and online inquiries.
- Conduct professional community and apartment tours that highlight the property's features, amenities, and lifestyle.
- Convert leads into qualified applicants by utilizing effective sales and closing techniques.
- Follow up with prospects and maintain accurate records in the property's CRM and property management software.
- Prepare lease agreements, renewals, addendums, and move-in documentation.
- Maintain current knowledge of pricing, availability, floor plans, and community policies.
- Maintain or exceed monthly leasing, occupancy, and resident retention goals.
Workforce Housing Administration
- Process applications for workforce housing units in accordance with program guidelines.
- Verify applicant eligibility, including employment, household income, and required supporting documentation.
- Ensure workforce housing files are complete, accurate, and compliant with applicable program requirements.
- Cook with employers, third-party verification sources, and applicants to obtain required documentation.
- Maintain organized leasing and workforce housing records for internal reviews and audits.
- Aid residents with workforce housing renewals and any required annual updates.
Resident Relations
- Deliver outstanding customer service throughout the resident lifecycle.
- Respond promptly and professionally to resident and prospect inquiries.
- Aid with move-ins, transfers, lease renewals, and move-out procedures.
- Build positive relationships with residents to support resident satisfaction and lease renewals.
- Resolve concerns professionally and escalate issues when necessary.
Administrative Responsibilities
- Maintain accurate records within the property's management software.
- Prepare daily, weekly, and monthly leasing activity reports.
- Collect deposits, application fees, and required documentation.
- Support marketing initiatives, outreach events, and resident appreciation activities.
- Maintain the leasing office, model apartments, and amenity areas to company standards.
Qualifications
- Minimum of two (2) years of multifamily leasing experience.
- Experience leasing both market-rate and workforce housing communities.
- Knowledge of workforce housing qualification requirements, income calculations, and eligibility verification.
- Strong understanding of Fair Housing laws and leasing best practices.
- Excellent sales, customer service, communication, and organizational skills.
- Proficiency with property management software such as RealPage, Yardi, Entrata, or similar platforms.
- Ability to multitask in a fast-paced environment while maintaining accuracy and attention to detail.
- Bilingual (English/Spanish) preferred.
- Experience with CRM software and digital lead management preferred.
- Experience participating in outreach marketing and community events preferred.
