Leasing Consultant

About the role

Miami's rental market moves fast, and leasing consultants are the ones actually closing the gap between traffic and occupancy. Waypoint Management Services is hiring a Leasing Consultant to handle the full cycle: generating interest, qualifying prospects, executing leases, and keeping residents happy enough to renew. This is a sales role with a service wrapper, and the two have to coexist.

Responsibilities

  • Manage prospect relationships across every channel: phone, email, in-person tours, and follow-up sequences that actually move people toward a decision
  • Know floor plans cold and maintain a working read on the competitive set
  • Respond with enough urgency that leads don't go cold while prospects shop other communities
  • Handle lease preparation, applicant qualification, proration calculations, and file assembly for manager approval
  • Keep the leasing office, model, and amenity spaces tour-ready at all times
  • Contribute to renewal activity and maintain an organized waitlist
  • Perform marketing outreach and referral networking
  • Apply Fair Housing compliance consistently and knowledgeably

Requirements

  • At least two years in leasing, sales, or a hospitality-facing role
  • Comfort managing the full leasing process, including financial calculations and lease documents
  • Familiarity with Yardi and CRM platforms (a plus, not a hard requirement)
  • Bilingual English/Spanish preferred (in Miami, this is a practical daily asset)
  • Weekend availability for rotation
  • Valid driver's license
  • High school diploma or equivalent required

Compensation

  • Competitive base wage
  • Monthly leasing and renewal bonuses
  • Leaser-of-the-month monetary award
  • Employee housing discount

Benefits

  • Medical, dental, and vision coverage starting day one
  • 401(k) with company match
  • 120 hours of PTO in year one (growing with tenure)
  • Two floating days
  • Commuter benefits
  • Employee referral program

Additional context

Bilingual ability in this market genuinely separates candidates. Miami's renter population is heavily Spanish-speaking, and a leasing consultant who can close a tour in the prospect's preferred language converts at a measurably higher rate. If you're fluent, lead with that.
